  JOB OVERVIEW: 

The Associate supports financing, credit investments, acquisitions, dispositions, and asset management for KBS-advised and managed funds and separate accounts. The role combines financial modeling, underwriting, transaction execution, and portfolio analysis to support portfolio strategy, liquidity objectives, and investor requirements.

Responsibilities are allocated equally: 50% to Credit & Capital Solutions, reporting to the EVP, Credit & Capital Solutions, and 50% to Investment Management, reporting to the VP, Investment Management. The Associate works with senior teams, asset management, counsel, and external capital partners and advisors across both functions.

 

ESSENTIAL JOB FUNCTIONS: 

Credit & Capital Solutions — 50% Allocation

• Support underwriting, structuring, and execution of fixed- and floating-rate mortgages, credit facilities, warehouse lines, mezzanine loans, preferred equity, and credit and hybrid debt/equity investments.
• Prepare offering and underwriting memoranda, investment summaries, lender/investor presentations, and diligence materials; support capital partner communications with investor relations and senior leadership.
• Coordinate origination-to-closing activities with lenders, investors, intermediaries, counsel, and advisors; review loan documents, term sheets, and covenants and track closing and post-closing requirements.
• Build property and portfolio cash flow models, sensitivities, and debt sizing, coverage, and leverage analyses.
• Analyze operating performance, leases, rollover exposure, and market assumptions; prepare NOI analyses, accruals, and historical summaries for credit review and investor reporting.
• Track loan terms, maturities, covenants, and financing milestones; prepare capital markets updates, refinancing pipelines, and leverage, interest rate exposure, and liquidity reports.
• Assist with servicing and basic asset management of credit and hybrid investments; improve transaction processes, templates, and analytical tools.

 

Investment Management — 50% Allocation

• Coordinate with property management, leasing, construction teams, and tax consultants on asset operations, performance, research, and special projects.
  • Oversee and review monthly property performance reports and complete quarterly valuations.
  • Coordinate and review annual budgets, prepare business plans, and review and approve CAM reconciliations.
• Screen and underwrite acquisitions using Argus and Excel; assess physical characteristics and market positioning and prepare Investment Committee memoranda.
• Coordinate dispositions alongside the Investment Manager, including sales recommendations, broker selection, offering materials, diligence, and oversight of property management and accounting activities through closing.

 

QUALIFICATIONS: 

Required

• Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
• 2–4 years of relevant experience in commercial real estate finance, investment banking, private equity, credit, or structured finance.
• Strong financial modeling and analytical skills; advanced proficiency in Excel and Argus.
• Familiarity with loan documentation, credit agreements, and real estate financing structures.
• Ability to manage multiple priorities in a fast‑paced, transaction‑driven environment.

 

Preferred

• Experience with institutional lenders, investors, capital markets professionals, portfolio financings, credit facilities, or structured capital solutions.
• Experience supporting investor materials, lender diligence, and credit committee presentations.
• Advanced proficiency in PowerPoint.

TRAVEL REQUIREMENTS: 

Occasional travel may be required to attend industry conferences, tour and inspect properties, and meet with lenders and potential capital partners and borrowers.
