We are seeing an experienced Portfolio Manager who will be actively involved in all aspects and functions of the property and will provide the leadership expertise that ensures effective and efficient operation of the property, including the quality of services provided, operational goals, profitability objectives, and overall maintenance and curb appeal of the properties.

This employee will take a proactive approach to daily tasks, maintain a positive attitude, and strive to increase efficiency within the department. The Portfolio Manager is responsible for the oversight of multiple properties, ensuring successful, smooth operation with effective communication. The position will have a support staff, including accountants and administrative assistants. 

Essential Duties and Responsibilities

• · Primary contact & communication with owners
• · Maintain open lines of communication with administrative support staff & accountants
• · Present annual budgets
• Decision maker regarding tenant & property issues
• · Regular site visits & property inspections
• · Communicate with tenants, management team, vendors/contractors
• · Coordinate work requests/orders
• · Approve payment of invoices, including cost codes for charges per the budget
• · Review the monthly aged receivable 
• · Manage collection matters with delinquent residents
• · Handle insurance matters & claims
• · Work directly with contractors on obtaining bids for projects
• · Code and approve all invoices
• · Approve of financial statements
• · Property inspections and tours
• · Financial Analysis to determine if capital expenses will occur
• · Negotiate leases/contracts with contractors in a timely and reliable manner
• · Advertise and market vacant spaces to attract tenants
• · Collect receivable accounts and handle operating expenses
• · Develop and manage annual budgets by forecasting requirements and analyzing variances, data, and trends
• · Source and build relationships with prospective clients to expand business opportunities
• · on-call emergencies outside of work hours as needed
• · Travel to and from properties as needed

 

Qualifications

• Associate's degree or equivalent experience in a related field
• Prior Property Management experience
• Experience with property financials and budgeting
• Customer service experience
• Real Estate experience a plus
• Comprehensive understanding of Fair Housing Laws.
• Strong ability to multitask and work independently in a fast-paced environment
• Strong ability to work effectively and professionally with a wide variety of people, clients, and situations
• Requires reliable transportation to go on-site to properties as needed
