Senior Property Manager — 780-Unit Multifamily Portfolio Mishawaka, Indiana Approximately $85,000 Base Salary + Quarterly and Annual Bonus Opportunities Relocation Assistance Available Confidential Leadership Opportunity A well-established, owner-operated multifamily housing organization is seeking an experienced Senior Property Manager to lead a large residential portfolio in Mishawaka, Indiana, near the South Bend and Notre Dame area. This is a high-level onsite leadership opportunity overseeing approximately 780 apartment homes across two neighboring communities that operate as one unified property. The portfolio includes four distinct phases with separate budgets, a large onsite team, and a primarily conventional resident base. The ideal candidate is a highly organized and professional multifamily leader with experience managing a large community, multi-site portfolio, or comparable operation. This position requires someone who can balance team leadership, resident satisfaction, financial performance, and day-to-day property operations while creating consistency across a large and active community. Position Overview The Senior Property Manager will provide overall leadership for two neighboring multifamily communities totaling approximately 780 units. Although the communities have separate identities and financial structures, the staff works as one team from a centralized leasing office. The incoming manager will inherit a property that has remained operationally stable during a leadership transition. The immediate opportunity is to establish a strong onsite presence, rebuild team morale, stabilize staffing, and position the portfolio for continued performance. This role reports to a Regional Property Manager and offers meaningful visibility within the organization. Key Responsibilities Lead the daily operations of a 780-unit multifamily portfolio Provide direction, coaching, accountability, and support to a large onsite team Build a positive, professional, and performance-focused workplace culture Partner with leasing and maintenance leadership to address staffing needs and strengthen employee retention Oversee four separate operating budgets and monitor overall financial performance Manage occupancy, leasing activity, renewals, delinquency, expenses, and resident retention Review financial reports and implement strategies to achieve budget and NOI goals Maintain consistent operating standards across both communities Ensure residents receive responsive and professional customer service Address escalated resident concerns and resolve operational issues appropriately Monitor property appearance, curb appeal, maintenance performance, and service-request completion Support compliance requirements for a limited number of housing-assistance units Develop and maintain productive relationships with residents, employees, vendors, and regional leadership Ensure adherence to company policies, Fair Housing requirements, and applicable regulations Identify operational challenges and create practical plans for improvement Communicate property performance, staffing updates, and emerging concerns to regional leadership Leadership Priorities During the first several months, the Senior Property Manager will be expected to: Establish credibility and consistency with the onsite team Strengthen employee engagement and team morale Address turnover within the leasing and maintenance departments Evaluate current staffing, workflows, and performance expectations Maintain stable occupancy and delinquency performance Gain a strong understanding of each phase’s individual budget Create a collaborative operating structure across both communities Required Qualifications At least five years of progressive multifamily property-management experience Demonstrated experience managing a large apartment community or multi-site portfolio Previous responsibility for approximately 700 or more units is strongly preferred Proven success leading a large, cross-functional onsite team Strong knowledge of conventional multifamily operations Experience overseeing property budgets, expenses, collections, occupancy, and NOI performance Ability to manage multiple priorities, budgets, departments, and deadlines Strong employee coaching, team-building, and conflict-resolution skills Professional and confident communication with residents, employees, vendors, and senior leadership Working knowledge of Fair Housing requirements and standard property-management practices Strong organizational, analytical, and problem-solving abilities Ability to work onsite in Mishawaka, Indiana Preferred Qualifications Experience managing two or more communities as one portfolio Previous responsibility for multiple property budgets or operational phases Experience leading a community or portfolio through a staffing or leadership transition Section 8 or affordable-housing knowledge is helpful but not required Experience managing a community of comparable operational scale and complexity Candidates with a strong conventional multifamily background will be considered even without direct Section 8 experience. Training can be provided for the limited affordable-housing component. Compensation and Incentives Base salary starting at approximately $85,000, with some flexibility based on directly related experience Annual performance bonus opportunity of up to approximately 10%–11% of base salary Quarterly renewal bonus opportunity based on resident retention performance Relocation assistance of up to $1,500 20% housing discount on an eligible conventional apartment Why Consider This Opportunity?
