Senior Building Inspector

*The City of Greenacres' Compensation Plan allows for hiring at a maximum rate of up to 15% above the minimum range for the position based on education, experience and valid proof of certification(s) that are obtained through extensive program of study and training over and above the minimum requirements. **Salary is based on FY27 which is effective 10-1-26** Thank you for your interest in employment with the City of Greenacres. You must be able to meet the minimum following requirements: Must have graduated from an accredited high school or have obtained a State of Florida G.E.D. certificate or equivalent. Must possess and maintain a valid State of Florida driver's license. Must be of good moral character. Must submit to a post-offer physical examination. Certificate College Diploma (if applicable) Veterans Preference documentation (if applicable) Military DD214 Form (if applicable) Military Discharge Certificate (if applicable) Position Summary: Technical work performing field inspections and plan reviews of buildings and structures to ensure structural safety; checking projects for defects, omissions, and violations of city, state or federal codes and regulations; interpreting plans and specifications; answering questions from contractors, and the general public on the technical requirements of the codes.Operates with considerable independence and initiative. Essential Duties and Responsibilities: (The duties listed are intended to serve as an example of the typical functions performed. They are not exclusive or all inclusive and will vary with assignments.) Reviews permit applications, plans, and documentation for compliance with Building and City codes and regulations. Inspects structural installations, equipment and components for conformance with laws and ordinances, and technical conformance with local, state and federal codes/ordinances for model standard building codes; makes recommendations for local requirements. Ensures that the contractor has secured applicable permits prior to making inspections. Ensures that licensed, registered contractors perform construction work. Interacts with the general public regarding inspection procedures and requirements. Prepares reports, inputs data entry of inspections, notes, completion dates, stop work orders and maintains records of work performed. Follows up on complaints, violations and their satisfactory completion. Stays informed of code changes affecting building system installations. Appears before the Code Enforcement Board or Special Magistrate to present testimony and evidence pertaining to violations. Perform Business Tax Receipt inspections. Perform applicable construction site NPDES and illicit discharge inspections. Monitors and obtains the appropriate type and amount of continuing education hours required for all certifications. Supervise and provide audit inspection of private inspectors. Performs Supervisory and administrative duties as assigned by the Building Official. Performs other duties as assigned. Knowledge, Skills and Abilities Requirements Knowledge of: Building construction methods and practices. Building plans, blueprints and specifications. Municipal ordinances, policies, procedures, and directives. Florida Building Code Modern office procedures, methods and equipment. Computer software including internet, licensing and certification record keeping. Customer service practices and procedures. Business English, spelling, grammar and arithmetic. Codes and regulations governing the construction industry. Ability to: Review construction plans, drawings, blueprints, specifications and related documents, and determine their conformance to all relevant codes, ordinances, and standards. Organize, schedule and establish priorities for assignments. Interpret and apply complex rules and regulations. Respond to requests and inquiries from the general public. Plan and organize work assignments and resources to provide timely, effective, and efficient operations. Prioritize, organize, track and follow-up on details and meet deadlines for multiple projects with varying completion dates. Develop and implement policies and procedures. Work independently on complex assignments. Recognize and explain when plans, drawings, blueprints, specifications and related documents are not in conformance with specific codes, ordinances and standards. Consult with architects, engineers, building owners, contractors and others on regulatory and inspection matters. Understand and interpret various City codes and regulations. Handle complaints in a courteous and effective manner. Prepare and maintain accurate records, reports and files. Research of public records using local, state and federal resources. Follow safety rules and regulations of the Department and the City. Maintain high standards for professional and ethical conduct. Communicate clearly and concisely, both orally and in writing. Establish and maintain effective working relationships with co-workers, other City departments, public agencies, and the general public. Support the Department’s and City’s Mission, Values, and Goals. Minimum High School Diploma/G.E.D. supplemented with technical training in construction practices. Associate degree from an accredited college or university with major course work in Construction Management or closely related field is highly desirable. Four (4) years’ experience as a building inspector, engineer, architect, superintendent, foreman, or mechanic in charge of construction. Must be certified as a Standard Building Inspector or Reviewer in one category by the State of Florida and maintain certification. Must have an additional certification or qualify per Florida Statutes 468.609, to obtain an additional certification within six months of employment.
