May perform general building maintenance.Key Responsibilities:Maintain professionalism at all times with co-workers, contractors and customers.Assist team with overall daily operations, maintenance and repair of HVAC, electrical, plumbing, and general maintenance requirements of building.Respond, prioritize, complete, and follow-up on customer service requests per Company policy. Utilize work order system per Company policy.Primary service requests including: lighting, restroom/kitchen plumbing, minor electrical, ceiling tiles, door/lock repair.Perform repair and replacement of electrical receptacles, switches, sensors, lamps, ballasts, and fixtures.Perform repair and replacement of plumbing fixtures, faucets, valves, water heaters, and piping.Perform the following building general maintenance tasks as required: minor carpentry, painting, drywall repair, ceiling tiles/grid repair/replacement, wallpaper repair, flooring/base repair, minor concrete repair, etc.Assist with more advanced HVAC, electrical and plumbing work as directed.Perform or assist with preventive maintenance of building equipment/systems as directed.Perform or assist with installation replacement or repair of building equipment/systems as directed.Perform fire pump(s) and/or emergency generator(s) run tests as required.Understand and perform water treatment testing and report findings to supervisor.Order parts and supplies as required; maintain stock and inventory control.Coordinate maintenance efforts with contractors and technicians as directed by supervisor.Inspect buildings and grounds for malfunctioning equipment building issues and unsafe conditions.Report all known safety hazards, equipment issues and customer concerns.Maintain all work areas in a clean and safe manner.Complete other facility maintenance duties as required/assigned.Respond quickly to emergency situations.Perform duties in compliance with all applicable codes, regulations and standards of all agencies having jurisdiction.Comply with Company policies, procedures and directives.Performs other duties or projects as assigned or requested.Additional Skills:Preferred Education:Preferred Years of Relevant Work Experience:Additional Requirements:Minimum Qualifications / Other Expectations:High school diploma or equivalentThis is an entry level position; no prior experience specific to office building maintenance required.Proven mechanical aptitude, customer service skills, decision making/problem solving skills, and communication skillsKnowledge of basic hand/power toolsBasic computer skills preferred but not requiredThis position, depending on physical location, may require:Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
