Pan American Properties is looking for dependable, hardworking Painters and Painter's Assistants of all experience levels to join our roving Maintenance & Renovations team serving our Los Angeles-area multifamily communities .

Whether you're looking for an opportunity to learn the painting trade and build hands-on experience or you're an experienced professional who can independently deliver high-quality finishes, we want to hear from you.

Our painting team supports multifamily apartment communities throughout the Los Angeles region , completing projects ranging from apartment turnovers and touch-ups to occupied-unit repairs and larger property improvement and renovation projects.

We're looking for people who take pride in doing things right, pay attention to the details, work well with others, and are comfortable using technology to stay connected, manage assigned work, and document job progress throughout the day.

WHAT YOU'LL DO

Your responsibilities will vary based on your experience and skill level.

Surface Preparation & Painting

• Prepare interior and exterior surfaces for painting, including cleaning, sanding, scraping, patching, caulking, masking, taping, and priming.
• Apply paint and other finishes using brushes, rollers, sprayers, and other appropriate equipment.
• Assist with or independently complete apartment turnover painting, touch-ups, repairs, and renovation projects.
• Mix, match, and prepare paint to achieve consistent colors and finishes.
• Protect flooring, fixtures, appliances, landscaping, and surrounding surfaces before beginning work.
• Identify areas requiring additional preparation or repair to achieve a professional finished product.
• Maintain clean, organized, and professional work areas throughout each project.

Job Site & Maintenance Support

• Set up and break down work areas, including drop cloths, ladders, equipment, and materials.
• Clean, maintain, and properly store painting tools and equipment.
• Assist other painters and maintenance team members as needed.
• Support minor maintenance, repair, and property improvement projects when assigned.
• Remove debris and leave work areas clean and ready for residents, prospects, or other team members.

Work Orders, Technology & Communication

Technology is an important part of how our field teams communicate and manage their work. Team members must be comfortable regularly using a smartphone and company applications throughout the workday.

Responsibilities include:

• Use mobile applications and digital work order systems to receive, review, manage, update, and complete assigned work orders.
• Review work order details, property information, instructions, and schedules electronically.
• Accurately document work performed, job status, materials used, and other required information.
• Upload photos and other documentation when required.
• Regularly monitor and respond to work-related messages, updates, and notifications.
• Communicate electronically with Supervisors, Property Management teams, and other team members regarding job progress, scheduling, material needs, delays, or unexpected conditions.
• Navigate between company systems and applications as needed to successfully manage daily assignments.
• Learn and adapt to new company applications, technology, and digital processes as they are introduced.
• Maintain timely and accurate digital records of assigned work.

Safety & Quality

• Complete assigned work efficiently and according to company quality standards.
• Follow all company safety procedures and use required personal protective equipment (PPE).
• Safely handle, transport, use, and store paint, solvents, and other materials.
• Interact professionally and respectfully with residents, Property Management teams, vendors, and coworkers.

THIS IS A ROVING POSITION

This position supports multiple apartment communities throughout the Los Angeles region rather than one assigned property.

Team members should expect to travel regularly between assigned properties throughout the workday based on project needs, work orders, and daily assignments.

Because regular travel between properties is an essential part of this position, team members must maintain reliable personal transportation, a valid California driver's license, and current automobile insurance.

ALL SKILL LEVELS ARE WELCOME

You don't need to be a master painter to join our team.

• Apprentices who are new to the trade and ready to learn.
• Painter's Assistants with foundational skills who can support preparation and painting projects.
• Experienced Painters who can independently prepare, paint, troubleshoot, and complete high-quality projects.
• Master Painters with advanced technical skills and extensive hands-on experience.
• Lead Painters who can combine excellent painting skills with the ability to organize projects, guide a crew, and maintain quality and productivity standards.

Your starting rate will be based on your experience, demonstrated proficiency, and ability to independently perform the responsibilities associated with your skill level.

PAY BASED ON EXPERIENCE & SKILL

We recognize that painting experience can range from someone learning the fundamentals to highly skilled professionals capable of leading complex projects.

Our compensation structure reflects that range:

Skill LevelHourly Range Level 1 – Apprentice $21.00–$24.00/hr Level 2 – Painter's Assistant $24.00–$26.00/hr Level 3 – Professional Painter $27.00–$30.00/hr Level 4 – Master Painter $31.00–$33.00/hr Lead Painter / Crew Lead $34.00–$36.00/hr

Final placement within the range will depend on experience, demonstrated skills, and overall qualifications.

• All painting experience levels are encouraged to apply.
• Entry-level candidates do not need extensive professional painting experience but should be dependable, hardworking, and eager to learn.
• Candidates seeking placement at higher skill levels should have demonstrated experience with surface preparation, application techniques, finishing, touch-ups, and job-site cleanup.
• Advanced and Lead-level candidates should be comfortable independently evaluating painting needs, selecting appropriate methods and materials, and producing consistent professional-quality results.

• Valid California driver's license.

• Ability and willingness to travel regularly between assigned properties throughout the Los Angeles region .
• Comfortable using a smartphone and technology-based systems throughout the workday for communication, work order management, scheduling, navigation, documentation, and other job-related functions.
• Ability and willingness to learn new software, mobile applications, and digital processes as required.
• Legal authorization to work in the United States; Pan American Properties participates in E-Verify.
• Successful completion of required pre-employment screening.*
• Ability to safely perform the physical requirements of the position, including prolonged standing, walking, bending, kneeling, reaching, climbing, and regularly handling painting equipment and materials.
• Ability to safely use ladders and other equipment required to complete assigned work.
