Project Manager, Corporate Interiors Construction
Coakley & Williams Construction is hiring a Construction Project Manager, Corporate Interiors to lead the planning, execution, financial management, and successful completion of fast-paced commercial interior renovation, tenant improvement, and build-out projects.
Working closely with the Project Superintendent and project team, the Project Manager is responsible for safety, quality, schedule, cost, contracts, procurement, client communication, and project closeout. This role manages shorter-duration projects that may involve occupied environments, phased construction, compressed schedules, detailed finishes, off-hours work, and time-sensitive turnovers.
The Project Manager serves as a primary point of contact for owners, architects, engineers, construction managers, building management teams, subcontractors, vendors, and internal stakeholders. Success in this role requires commercial construction project management experience, strong financial judgment, and the ability to lead project teams through rapidly moving construction phases.
Key Responsibilities

Lead corporate interiors projects from preconstruction and procurement through construction, turnover, and closeout, with safety, quality, schedule, and client expectations as core priorities.

Partner with the Project Superintendent to establish project objectives, assign responsibilities, coordinate field and office activities, and develop execution strategies for tenant improvements, renovations, phased work, and occupied-space construction.

Develop, monitor, and update project schedules with the Superintendent and scheduler, including short-term milestones, phased turnovers, shutdowns, inspections, and recovery plans for compressed project timelines.

Manage project financial performance, including budgets, cost forecasts, cost-to-complete reporting, general conditions, owner change orders, potential change orders, monthly requisitions, subcontractor payments, and vendor invoices.

Lead subcontractor procurement by preparing scopes of work, maintaining procurement logs, supporting negotiations, administering subcontract agreements, and identifying scope gaps that could affect interiors sequencing, quality, or turnover.

Monitor subcontractor performance for compliance with contract requirements, scope, schedule, safety, quality standards, and the detailed finish expectations common to corporate interiors projects.

Manage project documentation and controls, including contracts, permits, submittals, requests for information, change documentation, meeting records, closeout materials, commissioning documents, as-built information, and occupancy requirements.

Communicate project status, financial performance, schedule updates, risks, design decisions, and proposed changes to owners, architects, engineers, construction managers, building management teams, subcontractors, and company leadership.

Support preconstruction, estimating, proposals, RFP responses, logistics planning, constructability reviews, phasing plans, project interviews, and presentations for corporate interiors pursuits.

Build productive client and industry relationships, coordinate with building operations and end users when projects are performed in active environments, and mentor project team members to support their professional development.
Basic Qualifications

At least three years of experience managing major components or the full delivery of commercial construction projects valued at $20 million or more.

Demonstrated experience managing project budgets, cost forecasts, schedules, contracts, procurement, change orders, and project closeout.

Experience coordinating owners, architects, engineers, construction managers, subcontractors, vendors, building management teams, and internal project teams.

Working knowledge of commercial construction methods, contract documents, safety requirements, quality control, and project management practices.

Proficiency with Microsoft Office, Procore, and Bluebeam, plus working knowledge of Primavera scheduling software and Building Information Modeling, or BIM.

Current OSHA 30-Hour certification, or the ability to obtain it within a defined period after hire.

Current First Aid and CPR certifications, or the ability to obtain them within a defined period after hire.

Ability to meet the positions travel, schedule, and physical requirements, with or without reasonable accommodation.
Preferred Qualifications

Bachelors degree in Construction Management, Engineering, Business, Architecture, or a related field.

Experience managing corporate interiors, commercial tenant improvement, renovation, fit-out, or occupied-space construction projects.

Experience managing short-duration schedules, phased turnovers, detailed finishes, complex logistics, shutdowns, and work performed during evenings, nights, or weekends.

Experience delivering profitable projects while maintaining strong client relationships.

Experience coordinating projects in active office buildings or other occupied environments while minimizing disruption to tenants, employees, visitors, and building operations.

Quality assurance and quality control certification.

LEED accreditation or another relevant sustainable construction credential.

Compensation and Benefits
In accordance with the Maryland Wage Transparency Law, the base salary range for this position is:
$90,000 to $150,000 annually
The determination of salary is based on the candidates individual professional experience, qualifications, education, skills, and training.

Work Environment and Physical Requirements
This position regularly requires sitting, standing, walking, bending, stooping, and reaching above and below shoulder level. The employee may occasionally be required to lift, carry, or move items weighing up to 50 pounds.
Work may be performed in office and active construction-site environments. Construction-site work may involve exposure to heavy equipment, moving machinery, dust, noise, hazardous materials, uneven surfaces, and varying weather conditions. Required personal protective equipment must be worn when applicable.
Corporate interiors projects may be performed in occupied office buildings or other active facilities and may require coordination around tenants, employees, visitors, security procedures, building operations, shutdowns, and restricted work hours.

Schedule
This is a full-time position requiring a minimum of 40 hours per week.
Work schedules may vary based on project requirements and may include early mornings, evenings, nights, or weekends. Corporate interiors projects may require off-hours work to support occupied facilities, shutdowns, inspections, phased turnovers, or accelerated completion dates.
