Community Manager

Job Description The Community Manager oversees the day‑to‑day operations of an assigned property, managing staff, finances, leasing, maintenance, and resident relations to meet budgeted financial and operational goals while ensuring compliance with company policies and applicable laws. Develop and manage property budgets, analyze financial statements, and prepare monthly financial reports. Set rent rates, collect rent and fees, make bank deposits, and maintain accurate financial records. Approve vendor invoices, reconcile work, verify insurance certificates, and code charges to the chart of accounts. Control expenditures, maintain petty cash fund, and keep spending within budget limits. Manage leasing operations: process applications, negotiate and renew leases, conduct inspections, enforce lease terms, and handle evictions and late fees. Analyze market and economic trends, develop short‑ and long‑term marketing strategies, and achieve occupancy and revenue targets. Respond to resident complaints, facilitate timely service request resolution, and conduct property inspections to uphold safety, cleanliness, and appearance standards. Recruit, hire, train, orient, and evaluate property staff, and manage performance in line with company policies. Maintain client/owner relationships through meetings, property tours, performance updates, and responsive communication. Complete accounting, financial, administrative, and other reports as required. Qualifications Bachelor’s degree in Business Management, Real Estate, or a related field (preferred). 4‑6 years of relevant experience in property management, sales, marketing, and customer service. Strong ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of independent and collaborative work. Specialized Skills Valid driver’s license and responsibility for on‑site golf cart use. Proficiency with internet, word processing, spreadsheet, and database applications. Strong skill in property management software (Entrata, Yardi, OneSite preferred). Management and supervisory experience with staff, including maintenance specialists. Travel / Physical Demands Office‑based role with frequent exposure to outdoor elements and occasional travel for bank deposits, training, and outreach events. Must be able to physically access all property areas and handle up to 20pounds independently and 50pounds with assistance. Compensation and Benefits Salary range: $85,000 – $90,000. Eligibility for quarterly/annual bonuses for corporate positions; weekly/monthly/quarterly bonuses for onsite positions. Competitive medical, dental, vision, disability & life insurance. Paid time off: 15 days vacation, 4 personal days, 10 sick days, 11 holidays, and paid birthday off after 1 year of service. 6‑week paid sabbatical after 10 years of service and every 5 years thereafter. 401(k) with company match up to 6% after 6 months of service.
