Location: Albuquerque, New Mexico | Schedule: Full-time Reports to: Senior Vice President of Development

Are you someone who enjoys moving projects forward, solving unfamiliar problems, and working with people across a business? We are seeking a Development Associate to support our real estate projects and help manage and grow Winrock Workspaces, our coworking and flexible-office operation.

Position Summary: This is a varied role for someone who can move comfortably between research and analysis, project coordination, leasing, member relationships, and day-to-day operations. You will work closely with company leadership and collaborate with construction, property management, accounting, leasing, legal counsel, IT, vendors, and other partners.

What you'll do

• Coordinate development projects: Track schedules, proposals, approvals, contracts, budgets, deliverables, and follow-up items from early planning through completion.
• Research and analyze opportunities: Gather market data, compare properties and pricing, support due diligence, and prepare clear summaries and recommendations for leadership.
• Manage Winrock Workspaces: Respond to inquiries, conduct tours, follow up with prospects, coordinate pricing and agreements, and support member move-ins and ongoing needs.
• Keep operations organized: Track workspace availability, agreement dates, onboarding requirements, billing information, access, technology needs, vendors, and service requests.
• Support contracts and compliance: Summarize key lease and agreement terms, maintain records, and coordinate insurance and reporting requirements with the appropriate teams.
• Improve how work gets done: Build practical tracking tools and processes, identify gaps, and take ownership of new projects as business needs evolve.

• Sound judgment, attention to detail, and a professional approach to confidential information and customer relationships.
• Comfort learning new systems, researching unfamiliar topics, and creating a workable plan when a process has not yet been established.
• Proficiency with Microsoft Office, particularly Excel, and the ability to learn other business software.
• A bachelor's degree in real estate, business, finance, construction management, or a related field is preferred.
• Experience in commercial real estate, development, leasing, property operations, project management, finance, or a related area is also preferred.
• Equivalent combinations of education, experience, and demonstrated ability will be considered.
