From solving problems quickly to preparing beautiful, move-in-ready homes, your work directly improves the resident experience.To show our appreciation, you'll also receive a $1,000 hiring bonus on your first full paycheck—a warm welcome into the LUMA family!What You'll DoAs an Apartment Service Technician, you'll bring the LUMA Playbook to life by:Responding promptly: Take care of maintenance requests quickly and professionally, including A/C and appliance repairs, aiming to resolve most within three days.Performing preventive maintenance: Complete scheduled upkeep to keep systems running at peak performance.Preparing units for new residents: Ensure apartments are move-in ready with painting, repairs, and touch-ups.Supporting leadership: Partner with the Service Manager on team support, inventory management, and cost-saving suggestions.Maintaining professionalism: Build positive relationships with residents and team members while representing LUMA with pride.Being on call: Take part in a rotating on-call schedule for emergency maintenance needs.Maintaining older communities: Diagnose and address maintenance challenges commonly found in communities built in the 1980s, including aging infrastructure and systems.Using technology efficiently: Utilize maintenance software, mobile applications, and digital communication tools to complete work orders and administrative tasks.QualificationsYou're a dedicated, hands-on professional who thrives in a dynamic environment and takes pride in your craftsmanship.Preferred Qualifications:Two years of full-time apartment maintenance experience.High school diploma or equivalent.Certified Pool Operator (CPO) license.Required Qualifications:Technical Skills & CertificationsMust be HVAC and/or EPA certified with advanced knowledge of handling and servicing all types of refrigerants.Must demonstrate advanced skills in plumbing, carpentry, electrical troubleshooting, and general maintenance repairs.Must be knowledgeable and experienced in maintaining older assets/properties, particularly communities built in the 1980s.Must possess personal tools required to perform maintenance duties.Work Style & ProfessionalismMust be a self-starter capable of working independently with minimal supervision.Must demonstrate strong problem-solving skills and the ability to prioritize tasks in a fast-paced environment.Must demonstrate a willingness to learn, adapt to new processes, and embrace new ways of working.Must be a team player and willing to assist with grounds, pool maintenance, make-readies, and other property needs as required.Technology & Administrative ResponsibilitiesMust be tech-savvy and comfortable using maintenance software, mobile applications, and digital communication tools.Must be willing and able to complete administrative responsibilities, including the use of a personal mobile device for work-related tasks.Transportation & AvailabilityMust possess a valid driver's license, maintain current automobile insurance, and have reliable transportation.Must be willing to participate in an on-call rotation and respond to after-hours maintenance emergencies as needed.CommunicationStrong verbal and written communication skills in English (bilingual is a plus!).Why Join LUMA?At LUMA Residential, we don't just hire employees—we build a team that feels like family.
