Job Description Project Manager II – Los Angeles, CA Key Responsibilities: Manage one or more moderately complex projects, involving regional clients, multiple services, litigation, environmental protection, due diligence, etc. May manage all phases of projects (from beginning to close out). Work mostly independently while receiving basic instruction on specific assignments. Receive technical guidance on unusual or complex problems and supervisory approval on proposed plans. May supervise senior level engineers, project administration, project controls, scheduling, cost control, estimating, and procurement representatives. Possess outstanding verbal and written communication skills. Manage multiple tasks, exhibit strong organizational skills, and have a good understanding of design and construction. Apply knowledge of construction management procedures and industry practices. Proficient in construction management software and programs. Knowledgeable about invoicing and billing procedures. Proficiency in all Microsoft Office programs. Act as Owner’s Authorized Representative (OAR). Design management experience managing all phases of design. Provide leadership to architects, engineers and design team consultants. Control design phase cost, budget, schedule and reporting to the client. Pre‑design experience to assist in developing overall project schedule and budget, including construction and soft costs. Coordinate user group and stakeholder management. Coordinate all jurisdictional approvals and permitting. Plan construction logistics, bidding, contract review, pre‑qualification processes. Coordinate program activities with other client branches and departments. Assist facilities management staff with bid and contract planning. Assess bid specifications according to client needs and probability of completion under stated timeline. Review and monitor overall administration of contracts for architects and other consultants. Review status and overall construction project progress relative to submitted schedules. Review change orders and assess their impact. Monitor variances in the construction project database relative to scheduling and cost control reporting. Verify submitted applications for payment and perform overall fiscal management of multiple construction projects. Provide functional direction over areas of responsibility including schedules, cost control, dispute resolution, contract administration, and quality control. Resolve complex construction project related issues, disputes, and disagreements. Take recommended actions in resolving disputes related to construction projects. Qualifications Minimum Experience: BA/BS + 2 years of relevant experience or equivalent education. Preferred Experience: Five years full-time paid professional experience managing facilities design or capital projects, including overall design, contract administration, cost estimating, and scheduling. Experience with the Division of the State Architect (DSA). Experience utilizing Building Information Modeling (BIM). Experience with construction management. Experience in progressive design‑build. Manage projects $10M and above. Experience coordinating local worker PLAs, prevailing wage/DIR, public works projects. Housing or workforce housing project experience. Live near Pasadena. Bachelor’s degree in architecture, engineering, construction management, or related field. Additional coursework in business administration, public relations, accounting, finance, personnel management, educational facilities planning, or communication is preferred. Preferred Licenses and Certificates: Valid Certificate of Registration as an Architect by the California State Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land Surveyors. Valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI). LEED Professional Accreditation. DBIA certification.
