HVAC Repair Technician

Job Overview The job of HVAC Technician is to provide skilled heating, ventilation, and air conditioning (HVAC) services, including identifying repair and/or replacement needs; installing, repairing, maintaining, and upgrading HVAC and Energy Management Control Systems (EMCS) and equipment in accordance with industry best practices, design specifications, state and local building codes, and applicable regulations. Essential Functions Analyze blueprints, schematics, and drawings to determine the location and efficient installation of new and existing HVAC systems. Clean air conditioning and heating units, including coils, condensation pans, drain lines, and cooling towers, ensuring units operate efficiently, correctly, and within safety guidelines. Coordinate with supervisors, inspectors, suppliers, contractors, district personnel, consultants, and other trades to complete projects and work orders. Diagnose causes of problems and failures in HVAC and energy management control systems to identify repair and/or replacement needs; respond to urgent building operation items, indoor air quality, and thermal comfort priorities. Estimate labor, materials, and equipment required to complete work projects to ensure timely completion. Fabricate or coordinate fabrication of equipment parts to meet specialty needs or replace unavailable parts. Inform personnel of procedures and status of work orders to support decision‑making and compliance with building and safety regulations. Install HVAC equipment and systems such as actuators, compressors, building controls, DDC sensors, heat pumps, alarm systems, control panels, energy management control systems, and pressure‑reducing valves. Maintain clean and orderly working areas and observe all safety practices and regulations. Maintain records, including equipment repair history, work orders, and test reports, to document required information. Maintain vehicle, tools, and equipment to ensure availability in safe operating condition. Monitor contract work to ensure contract terms are fulfilled and work standards are met. Monitor HVAC systems and components, evaluating condition, identifying necessary repairs, and recommending preventive and predictive maintenance. Perform emergency, predictive, and preventive maintenance to ensure ongoing functioning of HVAC systems. Prepare written materials such as repair status, activity logs, and recommendations to document activities and convey information. Prioritize work orders to address health and safety problems first. Respond to emergency situations during or after hours to resolve immediate safety concerns. Secure equipment and supplies, locate parts, and make purchases to maintain inventory and ensure availability of items required for installation and repair. Transport a variety of tools, equipment, and supplies to ensure material availability at the job site. Additional Functions Participate in meetings, workshops, training, and seminars as assigned to convey or gather information required for job functions. Perform other related duties as assigned to ensure efficient and effective functioning of the work unit. Job Requirements: Minimum Qualifications Skills, Knowledge and Abilities Operate equipment used in the installation, repair, and maintenance of HVAC equipment; plan and manage projects; prepare and maintain accurate records; and handle hazardous materials. Apply algebra and geometry; read technical information and compose documents; facilitate group discussions; analyze situations to define issues and draw conclusions. Schedule activities, meetings, and events; gather, collate, and classify data; work with varied personnel and equipment; solve problems; and display mechanical aptitude. Responsibility Work under direct supervision using standardized routines; lead, guide, and coordinate others; monitor budget expenditures; and use resources from other work units. Working Environment Typical physical demands include significant lifting, carrying, pushing, pulling, climbing, balancing, stooping, kneeling, crouching, crawling, and fine finger dexterity; 10% sitting, 60% walking, 30% standing; exposure to temperature extremes and risk of injury or illness. Experience Job‑related experience within a specialized field is required. Education Targeted job‑related education that meets prerequisites. Equivalency Grade 12 high‑school diploma or equivalent; minimum of two years training in industrial instrumentation, refrigeration, air conditioning, mechanical technology, electrical technology, building technician, or related trade; four years related experience in building controls and maintenance of HVAC systems; physical and mechanical aptitude.
