Data Center Site Acquisition Associate

AI GridWorks is an AI infrastructure company focused on developing, owning and operating AI data centers and related infrastructure across the United States. The company is pursuing projects ranging from approximately 10 MW to 100 MW, with an initial emphasis on facilities up to approximately 50 MW, and is targeting a minimum of 250 MW of AI data center capacity. What You\'ll Do The Data Center Site Selection Associate will support the identification, evaluation, securing and advancement of data center development opportunities across the United States. This is a highly proactive, execution-focused role centered on uncovering new opportunities, researching potential greenfield and brownfield sites, coordinating follow-up and helping build a continuous pipeline of qualified development opportunities. The individual will work across property owners, brokers, municipalities, economic development organizations, consultants and internal teams to help move qualified sites efficiently from initial identification through site control and development readiness. The role offers direct exposure to company leadership and the opportunity to take on increasing responsibility as AI GridWorks expands its development pipeline. Site Identification & Evaluation Proactively identify and evaluate greenfield and brownfield opportunities for data center development across target U.S. markets. Conduct market and property-level research to uncover potential development opportunities. Develop new site opportunities through independent research, direct outreach and external relationships. Build and continuously replenish a pipeline of potential development sites. Evaluate sites based on acreage, location, zoning, development feasibility, infrastructure access, timing and potential development risks. Research property ownership, surrounding uses and other site-specific considerations required to determine whether an opportunity should advance. Screen sites against AI GridWorks\' development criteria and elevate the strongest opportunities for further diligence. Evaluate inbound opportunities alongside independently sourced opportunities. Coordinate site-level real estate due diligence including title, surveys, environmental reviews, access, easements, rights-of-way and other land matters. Work with municipalities, consultants and other stakeholders to advance zoning, entitlements and permitting. Coordinate diligence and development requirements related to water, fiber, access and other site infrastructure. Review property ownership, easement requirements, access constraints and other land-related issues that could impact development. Gather, review and validate information required to determine overall site feasibility. Identify potential development risks early and drive the follow-up required to address them. Ensure diligence findings, risks, outstanding items and next steps are clearly documented and communicated to leadership. Site Control & Transaction Support Initiate engagement with property owners and other relevant parties on qualified opportunities. Assist with negotiations and securing site control through option agreements, purchase agreements and other transaction structures. Work with company leadership, legal counsel, landowners, brokers and consultants to move opportunities from initial engagement through executed agreements. Track commercial terms, diligence periods, contractual milestones, extension dates and other critical deadlines. Support negotiations and commercial structuring as opportunities progress. Prepare site summaries, executive materials and recommendations for leadership review. Pipeline & Cross-Functional Coordination Build, maintain and actively manage a continuous pipeline of potential development opportunities. Maintain accurate site records, research, documentation, status updates and next steps within company tracking systems. Drive follow-up across multiple opportunities and workstreams simultaneously. Monitor deal health and proactively identify risks, delays and stalled workstreams. Coordinate site-level activities across company leadership, legal, engineering, infrastructure, finance and other functions. Help ensure alignment between site characteristics, development requirements, commercial terms and project timelines. Support the transition of secured sites from site selection and diligence into broader development and execution. Who You Are Experience in site selection, land acquisition, land development, commercial or industrial real estate, brokerage, data center development, renewable energy development, economic development, infrastructure development or project management. Experience as a landman, in right-of-way acquisition, easement negotiation or other land-focused infrastructure development is highly relevant. Naturally proactive and comfortable identifying opportunities rather than waiting for them to come to you. Strong research and analytical skills with the ability to evaluate markets, properties and development considerations. Persistent and resourceful in obtaining information, identifying property ownership and advancing potential opportunities. Strong organizational, follow-up and project-management skills. Comfortable working directly with landowners, brokers, municipalities, consultants and other external stakeholders. Commercially minded and comfortable taking ownership of assigned opportunities and driving them forward. Able to manage multiple active opportunities in a fast-moving environment and clearly communicate status, risks and recommended next steps to leadership. Data center experience is helpful but not required. Preferred Experience with data center, mission-critical, industrial, energy or infrastructure development. Experience with land options, purchase agreements or other real estate transaction structures. Familiarity with zoning, entitlement, permitting and land-development processes. Familiarity with site-level infrastructure considerations including fiber, water and utility availability. Experience working with GIS, real estate intelligence, site-selection, CRM or other research and pipeline-management platforms. Bachelor\'s degree in Real Estate, Business, Engineering, Finance or a related field is preferred but not required. Why AI GridWorks?
