Land Development Manager

Position Overview Land Development Manager responsible for managing the Division’s land development program by directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation, vertical construction, and public utility coordination. Responsibilities Ensure successful and timely delivery of new projects using construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural plans, and permit compliance reports. Work closely with Area Construction Managers and the Director of Construction to deliver completed, ready‑to‑build home sites. Assist in the creation of development budgets during the entitlement process and value‑engineer specific aspects of project design. Develop working relationships with jurisdictional entities while maintaining land use and development rights. Oversee projects from permit approvals through construction, recording plat, final certification, and community turnover. Manage all aspects of field operations related to land development, including erosion control, grading, wet utilities, dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post‑construction as‑builds, certifications, and compliance letters. Handle HOA management, including quarterly meetings, budget analysis, and improvements to common open space. Maintain bonds and retrieve all types of guaranty in use by the division. Collaborate with departments to deliver amenity/recreation centers, common entry landscaping, and proper marketing windows. Manage SWPPP compliance and oversight. Perform additional duties as assigned by the Director of Land Development. Qualifications High School Diploma or equivalent required; Bachelor’s degree in construction management, engineering, or a related field preferred. Minimum 5 years of experience in land development. Computer literacy, including word‑processing, spreadsheet analysis, project scheduling, and data management software. Detail‑oriented problem‑solver capable of dealing with complex situations. Valid driver’s license with a good driving record and valid auto insurance coverage required. Physical & Office/Site Presence Requirements Regular, in‑person attendance at company communities, job sites, and offices during regular work hours is an essential function of this job.Requires the ability to work more than eight hours per day in confined quarters of a construction trailer, operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds.Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.
