Stewart Blvd., Alton, TX Job Id 3553 Number of Openings 0 Responsibilities The Maintenance Supervisor is responsible for ensuring that facilities are in a good and safe condition at all times. Responsibilities include: Directing employees and outside contractors with renovations such as cleaning, painting, carpet replacement, counter repairs, appliance repairs, etc. Directing employees and outside contractors in performing structural repairs to masonry, plumbing, woodwork, irrigation systems, swimming pools, spas, etc. Correcting any known life‑safety hazard. Obtaining bids for work from outside contractors. Assembling, analyzing and submitting bids to the Community Manager with recommendations. Acknowledging receipt of all goods and materials delivered to the property for maintenance and approving all work performed at the site by outside contractors. Conducting regular safety meetings with maintenance staff and ensuring compliance with Hazardous Materials and MSDS. Establishing the work schedule for maintenance staff upon approval from the Community Manager. Assisting the Community Manager in planning and administering the maintenance budget. Participating in after‑hours and emergency response. Establishing and documenting preventative maintenance programs. Creating and maintaining a positive environment for staff and promoting a positive work environment. Supervisory Responsibilities Supervising maintenance employees, recruiting, interviewing, hiring, and training them. Planning, setting safety standards, assigning and directing work. Appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems.
