Job Description
Under limited supervision, uses a variety of information sources and accepted appraisal methods to value residential properties for ad valorem tax purposes as part of the County's reassessment cycle. Reports to the Chief Appraiser.
Duties for this Position
Works as part of the valuation team; reviews property records to ensure accuracy and corrects listing errors or omissions.
Reviews property transfers and processes appeals, including conferences with property owners.
Conducts statistical sales analysis and completes reassessment assignments.
Adds new improvements to the tax roll through field inspections using mobile CAMA integration.
Reviews sales ratio reports to ensure valuations reflect current fair market value.
Utilizes CAMA systems, GIS software, and Microsoft Excel proficiently.
Handles inquiries and complaints, defending assessed values and preparing appeal documentation.
Adjusts valuations due to new construction, parcel splits, or deed changes, with field verification as needed.
Assists with Appraiser Lister reviews and year-end reports.
Assists in property damage estimate preparation.
Responds to inquiries from the public, County departments, and government agencies.
Processes and maintains a variety of documents and records related to real property.
Communicates effectively with property owners, attorneys, brokers, and County staff.
Operates a vehicle and equipment including computers, iPads, and laser measuring devices.
Position Minimum Requirements
Knowledge of real property valuation principles, reassessment practices, and CAMA software operations.
Ability to gather, analyze, and interpret data accurately.
Strong written and verbal communication skills, including the ability to defend assessments in formal settings.
Ability to perform accurate field inspections and record property characteristics.
Ability to interact tactfully and professionally with property owners, attorneys, and public officials.
Strong organizational and analytical skills.
Additional Information
Bachelor's degree in business, economics, finance, mathematics, real estate appraisal, or related field preferred but not required.
Three to five years of real estate appraisal experience, or one to three years of experience in the property assessment field, or any equivalent combination of training and experience providing the required knowledge, skills, and abilities.
