Building Engineer I - Los Angeles, CA

Job Overview Building Engineer – responsible for the timely completion of necessary maintenance activities and for managing the maintenance team. The role is on‑site in Los Angeles, California, and is eligible for veterans and military-affiliated candidates. Compensation : $34.00 – $42.00 per hour Employment Conditions Verification of work authorization and employment eligibility Substance abuse screening Physical exam (if applicable) Pass background check – required Obtain badging by LAWA – required Possess a valid driver’s license – required Essential Duties Perform predictive and preventative maintenance on facility equipment and mechanical and building systems, including electrical, HVAC, boilers, pumps, motors, valves, and chilled water/heating hot water distribution systems, chillers, cooling towers, filter changes, belt changes, equipment cleaning, and painting. Assist with ancillary building systems to keep systems operating at peak performance with minimal downtime. Perform routine maintenance tasks, including inspection of buildings, grounds, and equipment for unsafe or malfunctioning conditions. Troubleshoot, evaluate, and recommend upgrades to ensure building compliance and up‑to‑code status. Order parts and supplies for maintenance repairs. Monitor and respond to service requests in a work order management system. Demonstrate exceptional customer service skills and maintain positive, professional relationships with internal and external clients through timely communication. Qualifications High school diploma or GED. 1+ year of experience in a commercial or industrial environment with increasing responsibility for managing daily building operations. General mechanical and carpentry skills. Experience with HVAC system maintenance. Knowledge of safety procedures and equipment. Strong verbal and written communication skills. Basic computer skills (internet, email, electronic manuals). Highly organized and able to prioritize tasks as needed. Preferred Qualifications Thorough understanding of air conditioning and control systems. Working knowledge of mechanical, electrical, and life safety monitoring and control systems. Management/supervisory experience. Ability to read blueprints/CAD drawings. Prior work experience in a commercial setting. Physical Work Classification & Demands Heavy work involving exerting up to 100 pounds of force occasionally, up to 50 pounds frequently, or up to 20 pounds constantly. The work includes walking, kneeling, sitting, crouching, reaching, stooping, reading, speaking, pushing, pulling, lifting, standing, and typing. Tasks involve operating computing equipment, communicating with employees and external stakeholders, reading blueprints, climbing ladders or scaffolding, balancing, stooping, reaching, grasping, operating vehicles, and exposure to temperature extremes and noisy environments.
