The Project Manager will manage the organization and installation of furniture projects of varying sizes and complexity. The Project Manager must be highly organized, hands-on, and customer service oriented. \nInterview Process \nIf you are selected for an interview, Aleto will contact you by email to arrange an interview via an online platform, such as Microsoft Teams or by telephone. Other duties may be assigned. \n\n \n Assist with the planning & development, execution, and closeout of interior projects to contribute to the client's brand and workplace innovation strategy, including but not limited to: \n\n \n Scheduling \n\n \n Estimating/Budgeting \n\n \n Developing Scopes of Work \n\n \n Reviewing and responding to submittals and requests for information (RFI) \n\n \n Developing design intent drawings \n\n \n Reviewing and responding to change order requests \n\n \n Coordinating/assisting with moves, from individuals to whole groups; and \n\n \n Overseeing Administration, Construction Management, transfer of documentation, and turnover to building O&M and branch staff \n\n \n Coordinate with internal/external service providers \n\n \n Lead/serve as a point of contact for teams across functional areas \n\n \n Perform quality control throughout the project to maintain standards \n\n \n Coordinate with other client personnel and external vendors/contractors to ensure delivery of a successful project space documentation and data is accurate, conforms to the client’s design/software standards \n\n \n Maintain thorough records and report periodically, as required, on project status, risk, and progress. \n\n \n Collaborate with other on-site contract staff, including other project managers, furniture specialists, writer/communications specialists, and senior financial analysts on high-visibility projects and initiatives. \n\n \n Prepare and maintain As-Built Drawings to track all portfolio space, verifying USF and Rentable Square Foot (RSF) according to the client’s space standards \n\n \n Update the record drawings (XRef files in AutoCAD, Revit, or IWMS – any/all a plus) for all client space and drawing templates using the appropriate software \n\n \n Perform regularly scheduled site walks to confirm project site conditions and progress. \n\n \n Conduct meetings with clients to review documents and drawings, furniture specifications, space plans, and schedules. \n\n \n Participate in meetings as required for project coordination with Architects, Engineers, AV/IT, General Contractors, GSA Project, and Building Management staff, and other stakeholders. \n\n \n Review all project documents for compliance with plan, budget, schedule, etc., and raise concerns or flag issues to agency staff. \n\nALETO JOB DUTIES \n\n \n Compliance with all Aleto processes, standards, and guidelines, including utilizing the employee and intranet platforms, clocking in and/or entering time on a daily basis, submitting expense reports, providing monthly progress reports, etc. \n\n \n Participate in recurring performance development meetings with your Aleto Team Lead to discuss current job tasks, promote open dialog/feedback, recognize and celebrate wins, and review positive and purposeful approaches for meeting work-related and professional development goals. \n\n \n Attend team meetings, tri-annual company All-Hands Meetings, and other company-sponsored team-building events to foster and support Aleto's core values, vision, and culture. \n\nSECONDARY JOB DUTIES \nDuties include the following. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions. \n\n \n Must be able to obtain an active HSPD-12 public trust credential \n\n \n U.S. Citizenship \n\n \n Bachelor’s degree in Architecture, Engineering, Interior Design, Construction Management, Project Management, Facility Management or equivalent discipline. Studying for/attaining a master’s degree in any of these disciplines would be a plus. \n\n \n 8+ years of related experience in project management, ideally including delivering small to large interior builds, reconfigurations, or updates, move-add-change (MAC) projects (including IT and furniture), and Facility Management professional services, including demonstrated success as the lead project manager on several projects of $500,000 and/or 50,000 RSF minimum. \n\n \n General knowledge of commercial and government workplace design, including GSA space assignment policy and BOMA space standards \n\n \n Expert knowledge of AutoCAD to efficiently use and manipulate drawings \n\n \n Ability to read and understand construction documents and blueprints \n\n \n Ability to understand and apply OSHA and ADA requirements, and all building and safety codes \n\n \n Relocation and/or Decommissioning experience is a plus \n\n \n PMP, CCM, CACM, or CFM credentials are a plus \n\nTechnological Skills: \n\n \n AutoCAD, Revit \n\n \n MS Project, Primavera, or equivalent \n\n \n ePM software such as Kahua or equivalent \n\n \n Proficient in Microsoft Office \n\n \n Proficient in Google Workspace \n\n \n Ability to learn new planning, drawing, design, and specification software \n\n \n Experience with IWMS software strongly desired; experience with FM: Systems software a plus \n\nRequired Knowledge and Skills: \n\n \n Excellent written and verbal communication skills, must be comfortable presenting to clients and executive personnel \n\n \n Ability to write clearly and informatively, editing work for spelling and grammar, varying writing style to meet needs \n\n \n Ability to do all general tasks in project management (scope, risks, procurement, scheduling, budgeting, etc., to include soft skills (i.e., customer relationship management). \n Highly developed interpersonal and customer relationship management skills \n\n \n Professional demeanor, strong work ethic, discreet, resourceful, and able to maintain confidentiality \n\n \n Ability to communicate with a variety of people, both internal and external \n\n \n Ability to work collaboratively in a team environment \n\n \n Ability to initiate and follow through on work independently \n\n \n Ability to work in a fast-paced environment \n\n \n Excellent time management and prioritization skills \n\n \n Strong multi-tasking abilities \n\n \n Ability to adapt to changing priorities \n\n \n Excellent organizational skills and attention to detail \n\n \n Ability to meet assigned deadlines \n\n \n Proven problem-solving skills with the ability to analyze situations, identify existing or potential problems, and recommend solutions \n\n \n Proven risk management skills, both financial and programmatic \n\n \n Keen analytic, organizational, and problem-solving skills to provide strategic data interpretation, rather than simple reporting \n\n \n Strong ethics and sound judgment \n\n \n Demonstrated ability to make important decisions under pressure \n\n \n Proven ability to develop and maintain and positive team environment \n\nOther: \n\n \n Highest level of integrity in managing confidential information \n\nWhat We Offer: Benefits and Perks \n \n At Aleto, we recognize that our employees are our most valuable assets. Aleto contributes $400 per month toward employee medical premiums, equal to 75% of the Employee Only premium for the HSA 3300 Base Plan.
