Job Summary

We are seeking a Construction Project Manager with commercial tenant improvement experience for a direct hire opportunity in the La Puente and Monterey Park, CA area. This role is ideal for a Project Manager with hands-on experience managing fast-paced commercial TI projects, or a strong Assistant Project Manager ready to take the next step into full project ownership.

The Construction Project Manager will oversee commercial tenant improvement projects from pre-construction through closeout, coordinating closely with owners, tenants, architects, subcontractors, inspectors, and internal teams. Key Responsibilities

- Manage multiple commercial tenant improvement projects from contract award through final completion.
- Develop and maintain project schedules, budgets, cost forecasts, and overall project documentation.
- Coordinate with landlords, tenants, architects, engineers, inspectors, subcontractors, and internal project teams.
- Lead project kickoff meetings, weekly progress meetings, subcontractor coordination, and client updates.
- Manage RFIs, submittals, change orders, pay applications, subcontractor invoices, permits, inspections, and closeout requirements.
- Monitor jobsite safety, quality control, OSHA compliance, and project execution while minimizing disruption to building occupants.

Compensation and Benefits

- Direct hire opportunity.
- Project Manager salary range: $100,000 to $130,000 per year.
- Assistant Project Manager range, if considered: $90,000 to $100,000 per year.
- 6:30 a.m. start time.
- Car allowance provided.

- Laptop and cell phone provided.
- HMO benefits paid 100% for employee and 50% for family.
- PTO: 5 days in the first year, 10 days for years 2 through 5, and 3 weeks after 5 years.

Required Qualifications and Skills

- Manage commercial tenant improvement projects from pre-construction through closeout.
- Oversee project schedules, budgets, subcontractor coordination, change orders, and client communication.
- Lead project meetings, track project documentation, and ensure work is completed according to plans, specifications, and contract requirements.
- Coordinate work in occupied or partially occupied commercial buildings while reducing disruption to tenants and building operations.

- 5+ years of construction project management experience preferred, ideally in commercial tenant improvements.
- Open to an experienced Assistant Project Manager ready to advance into a Project Manager role.
- Strong understanding of commercial construction processes, jobsite coordination, permits, inspections, and closeout documentation.
- Experience reviewing contracts, scopes of work, drawings, specifications, RFIs, submittals, and change orders.
- Ability to manage subcontractors, vendors, schedules, budgets, and competing project priorities.
- Knowledge of OSHA standards, jobsite safety practices, quality control, and building code compliance.
- Strong communication, organization, follow-through, and problem-solving skills.
- Ability to work effectively with property owners, tenants, architects, engineers, inspectors, and field teams.

Preferred Qualifications

- Prior experience managing tenant improvement projects in occupied or partially occupied commercial buildings.
- Experience with fast-paced commercial office, retail, or interior build-out projects.
- Strong subcontractor procurement, pricing negotiation, and vendor performance management experience.
- Proven ability to manage multiple projects simultaneously while maintaining schedule, budget, safety, and quality standards.
