Job Title: Construction Project ManagerJob Description This role oversees a ground-up multifamily construction project in Charleston while working primarily from an Indianapolis-based office. The Construction Project Manager manages the full construction lifecycle, from initial planning and procurement through turnover and closeout, with a focus on multifamily communities in the 150 to 250 unit range. The position offers an opportunity for an experienced Assistant Project Manager to step into a Project Manager title or for an established Project Manager to grow within an owner-developer-builder environment. Responsibilities + Manage a ground-up multifamily construction project from initial planning and procurement through turnover and closeout. + Coordinate project activities from the Indianapolis office while traveling to the Charleston jobsite approximately two days per month. + Lead subcontractor procurement, including bid review, scope evaluation, and project buyout. + Participate in subcontract negotiations and execute construction contracts in alignment with project goals. + Develop, maintain, and regularly update the overall project schedule to meet key milestones and deadlines. + Track project financials, including commitments, costs, forecasts, and budget performance, and report on variances. + Manage subcontractors and resolve construction, coordination, and performance issues in a timely and professional manner. + Partner with field leadership to maintain project schedule, quality standards, and overall expectations. + Review and manage project documentation, including RFIs, submittals, change orders, and associated cost impacts. + Communicate project status, risks, and upcoming milestones clearly to ownership and internal leadership. + Mentor and support Assistant Project Managers, Project Engineers, and other junior team members to promote their development. + Coordinate closely with development, preconstruction, accounting, design, and field teams to ensure alignment across the project. + Help drive the project through final completion, turnover, and closeout, ensuring all contractual and quality requirements are met. Essential Skills + Recent multifamily ground-up construction experience within approximately the last five years. + Approximately three or more years of progressive construction experience across Project Engineer, Assistant Project Manager, or Project Manager roles. + Proven experience independently running a project or substantial portions of a project. + Full lifecycle ground-up construction experience from project start through completion. + Experience delivering multifamily projects in the general range of 150 to 250 units. + Subcontractor procurement and project buyout experience, including bid review and scope evaluation. + Contract negotiation experience with construction subcontractors and vendors. + Construction financial tracking and budget-management experience, including cost forecasting and performance monitoring. + Project scheduling experience and the ability to maintain and update schedules throughout the project. + Ability to work primarily from the Indianapolis office on a regular basis. + Willingness to travel to the Charleston project approximately two days per month. + Strong communication skills with the ability to present information clearly to ownership, subcontractors, and internal stakeholders. + Strong organization and time-management skills to handle multiple priorities and details. + Demonstrated team-collaboration skills and ability to work effectively with cross-functional groups. + Ability to pass a background check. Additional Skills & Qualifications + Current Project Manager title or experience functioning at a Project Manager level. + Assistant Project Manager experience with readiness to be promoted into a Project Manager position. + Experience using Procore or similar construction management software. + Construction Management or related college degree. + Experience mentoring Project Engineers or Assistant Project Managers. + Experience working in an owner-developer-builder environment. + background in luxury or Class A multifamily communities. + Experience with senior living, mixed-use, podium, or wrap-style construction. + OSHA 30 or other applicable safety training. + Entrepreneurial and results-oriented mindset, with a focus on moving projects forward efficiently. + Humble, collaborative leadership style that supports team success over individual recognition. + Comfort working in a fast-paced and growing organization with evolving processes. + Ability to manage details while maintaining a clear understanding of overall project objectives. + Strong understanding of contracts, procurement, scheduling, and project financials. + Willingness to assist junior employees and contribute actively to team development and mentoring. + Ability to communicate professionally with owners, subcontractors, design partners, and internal stakeholders. + Interest in long-term advancement toward senior Project Manager or Project Executive responsibilities. + Motivation to gain exposure to the full development and construction lifecycle and work closely with company ownership and senior construction leadership. Work Environment This is primarily an in-office position based in Indianapolis within an entrepreneurial, team-focused construction and development environment. The typical workweek is approximately 40 to 45 hours, with some flexibility in daily working hours to accommodate project needs. Travel to the Charleston project site is expected for approximately two days per month, with project-related travel expenses such as lodging, meals, and transportation covered and supported by a company credit card and travel-booking assistance. Job Type & Location This is a Contract to Hire position based out of Indianapolis, IN. Pay and Benefits The pay range for this position is $120000.00 - $140000.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
