EDUCATION & EXPERIENCE:

• High school diploma or equivalent
• Valid Drivers License and copy of Driver’s Record or Letter of Clearance from the DMV
• Construction Management degree, or equivalent experience
• 5 – 8 years’ experience in field construction management with supervision of others

SKILLS, KNOWLEDGE, AND ABILITIES:

• Thorough understanding of all project management control systems (scheduling, cost control, procurement, and estimating)
• Must be a self-starter, comfortable meeting new people and being in unfamiliar situations
• Must be “hands on” with ability to personally use all tools employed on JLS’ projects.
• Fundamental knowledge of contract law, project accounting and safety requirements for construction projects.
• Able to work well independently and contribute effectively on team-based projects
• Ability to read blueprints and understand specifications for all trades
• Knowledgeable of project scheduling, planning, expediting and cost control
• Knowledgeable of Prevailing Wage processes and procedures helpful
• Excellent written and verbal communication skills (bilingual a plus)
• Strong attention to detail and process-oriented
• Demonstrated ability to multi-task and manage multiple priorities
• Sense of urgency in all tasks assigned and highly organized
• Strong focus on problem-solving
• Must be computer literate and proficient in Microsoft Office
• Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

MAIN JOB TASKS, DUTIES AND RESPONSIBILITIES -The primary duties of the Project Manager include, but are not limited to the following:

• Manage daily operations of assigned projects, coordinate with subcontractors, internal staff, and customers to ensure alignment with project timelines and budgets.
• Ensure all necessary documentation is prepared for building inspections and coordinate with authorities.
• Ensure materials and equipment are identified, ordered and scheduled for timely delivery to keep project on schedule.
• Hire, negotiate, and monitor subcontractors for project tasks and performance.
• Develop and update project schedules, create punch lists, and manage close-out documentation in company systems.
• Conduct job walks and communicate progress updates to customers, addressing concerns promptly.
• Create, update, and monitor project budgets, collaborating with accounting to ensure accuracy.
• Ensure contract terms are met, manage RFIs and RFCs, and review/approve change orders.
• Assist with deposit collection and maintain AIA billings throughout project.
• Conduct final inspections to ensure work meets scope and standards.
• Review timecards and resolve discrepancies with payroll.
