Maintain the physical condition of the entire property, primarily focusing on the grounds during the appropriate seasons but also performing custodial and painting tasks as assigned.

1.Report to Manager (Assistant Manager(s) in absence of Manager) and Lead Maintenance.

2.Maintain positive, constructive and respectful relationship and demeanor with other staff members and residents at all times.

3.Work directly with landscape contractor to perform specific tasks as needed and to assist landscape contractor where needed.

4.Maintain a neat appearance and positive businesslike attitude.

5.Maintain confidentiality in all property matters concerning the management, residents and employees.

6.Report for and perform snow/ice removal duties as assigned by Lead Maintenance and Manager.

7.Follow planned/preventive maintenance schedules and assist Lead Maintenance with implementation as assigned. This includes but is not limited to annual (or more frequent) cleaning of L1 PTAC units, annual (or more frequent) furnace filter change at L2 and MC, etc.

8.Follow routine or scheduled custodial tasks as assigned or in the absence of primary custodial person.

9.Inform Lead Maintenance or Manager if specific supplies, materials or equipment are needed.

10.All visual observations that require attention must be reported to the Manager or other office staff so that a work order can be generated. This includes visual observations of the exterior, interior, exterior lighting, etc. Keep the Manager and Managing Agent informed of any conditions and/or problems regarding the property.

11.Ensure that the shop and all other work and storage areas are clean, safe, and in order at all times. Make sure that all insurance requirements are followed, regarding proper storage of items and no smoking policies. Maintain, clean, take proper care of and repair all tools, equipment, etc.

12.Perform painting duties as assigned. This could be in unit rehabs, interior common areas, exterior, parking lot striping, etc.

13.Assist maintenance staff as needed for basic work orders such as light bulbs, furnace filters, other light maintenance tasks, etc.

14.Attend instructional classes and training as requested.

15.Assist Lead Maintenance and Manager in preparation for and follow up of all HUD REAC Physical Inspections.

16.Handle emergencies that may arise and notify Manager or Managing Agent.

17.Any other responsibilities as assigned by the Manager or Managing Agent.

18.Maintain a friendly, cooperative and stable demeanor while dealing with several competing requests at one time and maintain a high degree of concentration.

19.Establish and maintain a work environment that is free of unlawful discrimination and harassment and report any and all discrimination or harassment complaints to the Manager and/or Managing Agent, following the established grievance procedure outlined in the Employee Manual.
