We are partnering with a rapidly growing, vertically integrated real estate investment firm seeking an Acquisitions Analyst to join its Acquisitions & Capital Markets team. The organization specializes in multifamily investments, with a significant concentration in affordable housing and LIHTC properties, and has experienced substantial acquisition growth throughout the Southeast.

This is an excellent opportunity for an early-career real estate professional who wants exposure well beyond traditional financial modeling. The Acquisitions Analyst will be directly involved throughout the transaction lifecycle, supporting acquisitions, dispositions, refinancing's, underwriting, due diligence, and closings while working closely with senior members of the investment team.

The role is particularly well suited for someone with 2-4 years of multifamily, affordable housing, real estate investment, transaction, or underwriting experience who wants broader deal exposure and the opportunity to grow alongside an expanding investment platform.

What You'll Be Doing

• Support acquisition, disposition, and refinance transactions from initial diligence through closing.
• Build, organize, and maintain transaction data rooms and manage document flow across multiple active deals.
• Coordinate directly with sellers, brokers, lenders, property managers, attorneys, and other transaction counterparties.
• Maintain closing checklists, document request lists, transaction timelines, and critical deadlines.
• Coordinate third-party diligence including property condition assessments, environmental reports, surveys, appraisals, and title work.
• Prepare initial acquisition underwriting models and financial analyses for review by senior investment professionals.
• Analyze and normalize rent rolls, trailing financial statements, unit mix data, and property operating information.
• Perform affordable-housing rent analyses involving LIHTC rent and income limits, AMI set-asides, utility allowances, HOME limits, HAP contract rents, and OCAF adjustments.
• Assist with capital expenditure and property-level capital needs analysis.
• Support lender and equity submissions and preparation of transaction/offering materials.
• Coordinate internally with accounting, property management, compliance, and other teams during property transitions.

What We're Looking For

The ideal candidate will have a bachelor's degree in Finance, Real Estate, Accounting, Economics, or a related discipline and approximately 2-4 years of experience within multifamily real estate, affordable housing, acquisitions, asset management, underwriting, or another transaction-heavy real estate environment.

Strong Excel skills are important, along with the ability to work across multiple transactions and deadlines simultaneously. Experience administering data rooms, managing due diligence, reviewing transaction documents, or coordinating closings would be particularly relevant.

Candidates with direct LIHTC / affordable housing experience will stand out. Knowledge of LURAs, rent and income restrictions, AMI requirements, HOME, HUD, USDA Rural Development, Section 8/HAP contracts, Fannie Mae/Freddie Mac financing, or tax-exempt bonds would all translate well. Experience with CoStar, RealPage, Entrata, and AI productivity tools such as Claude is also valuable.
