Project Manager

We are hiring a Project Manager for our Las Vegas headquarters to support projects across the portfolio. This is a cross-portfolio role. You will move between asset types and client engagements as the work demands.

Role Description

You will act as an extension of client leadership across the full project lifecycle, with particular emphasis on pre-development, planning, cost estimating, pre-construction, and design phase. You will report project position with precision and recommend the action each variance requires, then carry that discipline forward through construction and closeout. This is not a coordination role that waits for direction. It is an ownership role that sets it.

Responsibilities

• Manage cost, schedule, and change across assigned projects. Reconcile every variance to a source.

• Enforce design and pricing discipline. Police scope against the owner's intent, not the vendor's convenience.

• Track critical path and milestone health. Surface float erosion and recovery levers before they become decisions.

• Maintain the risk register and drive mitigation to close, assigned to an owner and a date.

• Verify contractor and consultant deliverables against contract terms. Challenge what does not reconcile.

• Produce reporting to institutional standard for owners, lenders, and governing bodies.

Coordinate stakeholders and hold decision velocity: RFI and submittal turnaround, decision log latency.

• Represent Pegasus in the field and in the room with professionalism and the confidence the fiduciary posture requires.

• Ability to track and follow-up on action items independently and with tenacity.

• Professionalism in Client-facing meetings and presentations.

• Proficiency in bid leveling/Contractor buyout, analyzing scope gaps and negotiating cost estimates.

• Support early-phase planning, budgeting, feasibility, and design coordination efforts.

Qualifications

• Bachelor's degree in construction management, engineering, architecture, real estate, or a related field.

• Direct project management experience on complex vertical construction. We are open on tenure. Candidates from mid-level through senior will be considered on the strength of the work.

• Command of project controls: cost management, scheduling, and change management systems.

• Fluency in contract structure and the discipline to enforce it.

• Clear, direct written and verbal communication. You lead with the conclusion.

• Willingness to travel to project sites across the portfolio in NV, CA, and NY.

• Proficiency in Excel and navigating Construction Drawings and Specs.

• Organized, detail-oriented, and strong document control and project control fundamentals.

• Demonstrate professional etiquette and executive presence in client-facing meetings and presentations.

Preferred

• Owner's representative or development advisory background.

• Experience across more than one asset type: hospitality, sports, entertainment, gaming, mixed-use, or civic and stadium.

• PMP, or professional licensure in a relevant discipline.

• Experience reporting to institutional lenders or governing bodies.
