Job Summary The Project Executive provides overall leadership and direction on the construction project. The Project Executive negotiates the Owner contract, serves as main contact for the Project Manager on budget, billing, client satisfaction, and ensures fiscal success. Responsibilities Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction. Participate extensively in the work acquisition process, define and develop project budgets and schedules that achieve profitability objectives, considering project‑specific challenges. Set appropriate milestones and assign staff qualified to manage the scope and complexity of the project. Work closely with clients, owners, architects, and subcontractors to develop relationships that exceed client satisfaction to Suffolk’s demanding standards. Oversee all necessary resources throughout the entire project from start‑up through close‑out and ensure the Owner’s expectations regarding budget, schedule, and quality are met or exceeded. Own the project from Pre‑Construction through Close‑out and beyond, overseeing high‑level progress, transitioning day‑to‑day operations to Project Managers and Superintendents, mentoring, training, and coaching staff, and representing Suffolk to Owner(s), Architects, Government Authorities, Vendors, and Subcontractors. Lead project acquisition by understanding owner needs, reviewing projects for unique challenges, generating project leads, contributing to RFP responses, and participating in contract negotiation as required. Understand unique owner needs and represent Suffolk capabilities. Review projects for budget/profitability impacts using Litmus Test. Generate appropriate project leads and follow through to acquisition. Contribute to RFP responses, editing project‑specific content, and participate in interview preparation. Participate in contract negotiation as requested. Lead project start‑up/turnover/pre‑construction by assigning appropriate Project Staff, reviewing and approving pre‑mobilization activities, conducting turnover meetings, and developing project‑specific budgets, schedules, and logistics plans. Ensure projects achieve budget, schedule, quality, and profitability objectives, maintaining a thorough understanding of the Suffolk/Owner Contract and ensuring compliance. Manage people by monitoring and evaluating Project Manager and Superintendent assignments, supporting development and staffing, and mentoring staff to perform effectively. Drive financial performance by overseeing cash management, accounts receivable, accurate financial forecasting, and P&L, including full understanding of project contingencies, liabilities, and savings potential. Drive schedule performance by assisting the project staff in developing the baseline schedule, monitoring schedule performance, initiating Lean Planning processes, and ensuring compliance with Suffolk SOPs. Champion on‑site safety by motivating the team to implement the Suffolk Safety Program and ensuring the original project budget includes appropriate safety funding. Attend and chair or attend weekly project staff meetings and all scheduled meetings necessary to monitor and manage project profitability. Maintain continuous client contact to gauge performance perceptions, communicate relevant information to the Project Team, and act as Suffolk representative on the team. Qualifications Bachelor’s degree with 10‑15 years of construction management experience for a large‑scale general contractor or CM at Risk firm. Self‑perform experience (a plus). In‑depth knowledge of intricate commercial construction practices. Experience leading multiple successful project teams, including development of direct reports and maintaining relationships with external entities.
