Real Estate Acquisition Specialist

Job Description Summary The Real Estate Acquisition Specialist is an experienced level position that operates under minimal supervision under the direction of the Real Estate Supervisor. The role receives ongoing training on updated internal procedures and continued education in key functional areas, including title review, plan reviews, appraisal reviews, negotiations, relocations, escrow oversight, and condemnation oversight. In addition, the position performs routine administrative, office, and field duties. Salary: $76,232.33 - $113,167.37 annually Location: Goodyear, AZ Job Type: Full-Time Permanent Responsibilities Planning and organizing right-of-way acquisition activities for the city’s Capital Improvement Program (CIP) and other city acquisitions. Conducting site visits, plan reviews, and preparing acquisition budgets, schedules, and scopes of work. Performing market and title analysis, appraisal reviews, and related reports. Drafting legal and transactional documents, negotiating with property owners, and managing escrow/condemnation processes. Completing routine administrative, office, and field duties in support of right-of-way functions. Requirements Formal Education: Bachelor’s degree or equivalent (four years of college). Experience: Minimum three years in a related field. Certification: Valid Driver’s License. Reading: Ability to interpret real estate law, appraisals, and escrow documents. Math: College level mathematics, including financial formulas and projections. Writing: Ability to produce well‑structured correspondence and reports. Managerial: No supervisory responsibilities, but may advise less experienced employees. Policy/Decision Making: Follow established procedures and make decisions within policy parameters. Technical Skills: Comprehensive knowledge of real estate processes and analytical judgment. Interpersonal Skills: Managing sensitive interactions and presenting information to varied stakeholders.
