Maintenance Supervisor

Role Description The Maintenance Supervisor is a full-time, on-site role based in Owings Mills, MD, responsible for overseeing the maintenance operations of a multifamily residential community. This role plans, prioritizes, and assigns daily work orders, ensuring timely completion of repairs and upkeep in apartment homes, common areas, and building systems. The Maintenance Supervisor performs hands-on maintenance and repair tasks, including HVAC, plumbing, electrical, carpentry, and appliance service, while ensuring all work meets safety and quality standards. This position leads, trains, and mentors maintenance team members, coordinates with vendors and contractors, and helps manage inventory, tools, and supplies. The Maintenance Supervisor also supports preventive maintenance programs, responds to emergency maintenance needs, and collaborates with the property management team to provide a safe, clean, and well-maintained environment for residents. Qualifications Strong supervisory skills, including team leadership, task delegation, scheduling, and performance feedback. Hands-on experience with maintenance and repair, including basic plumbing, electrical, HVAC, carpentry, and appliance servicing. Proficiency in equipment maintenance and preventive maintenance to extend equipment life and reduce downtime. Effective troubleshooting skills for diagnosing and resolving maintenance issues quickly and safely. Knowledge of building codes, safety regulations, and best practices in residential property maintenance. Ability to manage vendors, obtain bids, and oversee contracted work as needed. Strong time management, organization, and record-keeping skills, including use of work order or property management systems. Customer-focused communication skills, with the ability to interact professionally with residents, team members, and leadership. Prior experience in multifamily or residential property maintenance supervision preferred.
