Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role includes all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing lease renewals. Job Details Property Type: Lease-Up Unit Count: 284 Schedule: Weekend Availability required Requirements: 3-5 years of Leasing experience (Lease Up Experience Preferred) Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, screening credit and criminal background, preparing leases and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments before move‑in, ensuring move‑in readiness and scheduling any outstanding items with maintenance. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow policies on concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to generate traffic, including resident referral and employer outreach, using internet tools (Craigslist, Facebook, email, and other websites), and following other community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record leasing activities, manage data, and capture critical demographic information. Ensure show units meet company standards by daily inspecting, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or telephone calls. Execute lease renewal support, preparing renewal letters, contacting renewing residents before move‑out dates, and ensuring timely renewal document signing. Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and document requests. Required Licenses or Certifications All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required for training, meetings, or assistance at other properties. Work a flexible schedule, including evenings, weekends, and holidays. Hourly pay range: $24.00 - $26.00/hr (Santa Monica, CA) Additional Compensation Compensation factors include business requirements, prior experience, current skills, and geographic location. Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance.
