Job Summary

We are seeking an experienced property manager with a proven track record of stabilizing a value-added property and leading communities through transitions. Community Operations

• Manage the day-to-day operations of the apartment complex to ensure smooth and efficient functioning.
• Maintain accurate records of leases, renewals, work orders, vendor contracts, and resident interactions.
• Enforce community rules, policies, and lease agreements consistently and fairly.
• Conduct regular property inspections to maintain curb appeal, safety, and cleanliness.

Leasing & Marketing

• Oversee leasing activities including open houses, tours, applications, approvals, move-ins, and renewals.
• Maintain strong occupancy levels by implementing effective marketing strategies and resident retention programs.
• Ensure all advertising, social media, signage, and marketing materials are professional and aligned with company standards.

Financial Management

• Maintain and manage the property’s operating budget.
• Collect rent and fees, manage delinquency, and oversee collections when necessary.
• Approve vendor invoices, purchase orders, and monitor expenses to stay within budget.
• Identify opportunities to increase revenue through rent optimization, fees, and ancillary income.

Maintenance Coordination

• Supervise the maintenance team to ensure prompt completion of work orders, unit turns, and preventative maintenance.
• Schedule and oversee vendor work, ensuring quality service and cost control.
• Conduct regular walk-throughs of units, amenities, and common areas to ensure a high standard of upkeep.

Resident Relations

• Deliver exceptional customer service by addressing resident concerns promptly and professionally.
• Organize resident engagement events to build community and encourage retention.
• Ensure compliance with Fair Housing laws and landlord/tenant regulations.

Team Leadership

• Hire, train, and supervise leasing staff, maintenance personnel, and contractors.
• Provide coaching, performance evaluations, and ongoing staff development.
• Promote a professional, service-oriented environment that reflects company values.

Qualifications

• Proven working experience in property management
• High school diploma/GED required, Bachelor’s degree preferred
• Strong understanding of Fair Housing laws and apartment leasing practices.
• Proficiency in property management software (AppFolio, Yardi, Buildium, etc.) and Microsoft Office Suite.
• Excellent communication, negotiation, and sales skills
• Excellent problem-solving, and leadership skills.
• Ability to handle conflict resolution, budgeting, and operational challenges effectively.
• Ability to walk the property daily, climb stairs, and occasionally lift up to 25 lbs.
• Ability to speak, write, and read English. Spanish bi-langual preferred.
