We look forward to saying hello. Job Summary This position is considered a training ground relative to Menemsha’s general policies and procedures. Within this position the individual will have the opportunity to develop their client service skills, communication skills, technical skills, overall project management skills, plus continued development of construction knowledge. Individual must have the willingness to service client base and sales volume under the direction and guidance of Senior Project Management/Director of Construction. They must ensure compliance of procedures established by management regarding safety, profitability, scope, quality, and overall construction methods. They must have the ability to communicate to all levels of field personnel, client contacts and internal departments. A primary goal of this position is to develop and pursue continuous self‑improvement within the field of project management, including but not limited to estimating, budgeting, scheduling, negotiation, quality control, equipment, construction field management, superior communication, and client service. Essential Duties and Responsibilities Coordination, take‑off, procurement, scheduling, and logistics of procurement items as needed (client specific) Research permit availability/tracking and prepare, submit and/or record documentation for local municipal officers, as required Review, document and understand client contract terms. Manage to those terms and ensure adherence to mitigate Menemsha's Liability (including insurance, billing terms, and weekly deliverables from team) Secure client, landlord, municipality insurance certificates for project start upon award Document control – monitor plan revisions, distribute to field, subcontractors, project team as directed by PM Provide day‑to‑day support for field superintendents and Menemsha trade labor resources, as required to support PM, including on site Support project team with receiving and processing project submittals for PM review, as required Review/qualify project submittals and submit for architect or client approval, as required Secure and release PO for material and finish purchases, as negotiated and directed by PM Research, negotiate and procure warehousing, as required Write/develop trade/subcontractor contracts for minor scopes of work for contract execution, as approved by PM for contract release (inclusive of cleaning, paint, minor flooring scope, FRP, insulation, bath accessories, doors, hardware, concrete cutting) Qualify and negotiate subcontractor labor and materials within budget restraints as directed by PM (includes minor, major, MEP, complex trades) Report project schedule updates and percent complete. Adjust schedule as needed throughout project duration (PM review and approval) Review RFIs, remitted by field prior to submittal to architect or client, as directed to ensure information is accurate and not contained within the construction documentation provided Track timeliness of responses for RFIs, change orders, submittals, etc. to support project/program schedule Track procurement items and coordination, manage the schedule for shipping/delivery as needed Support preparation of project/program specific reporting, as required by contract, client, or internal (weekly client reports, project schedule updates, program master schedule updates) Coordinate timely closeout of project. Track punch list items through completion. Work with subcontractors and field supervisors for scheduling as directed/needed Conduct site walks, progress/conditions, as directed. Communicate site concerns, issues and provide recommendations to rectify site issues Support project manager with identifying and preparing client change orders.
