Senior Property Manager (IOS) Florida/Texas

The Senior Property Manager (IOS) will oversee property management operations for part of Alterra’s national Industrial Outdoor Storage(“IOS”) portfolio, consisting of 400+ properties across 39 states. The Senior Property Manager will help ensure long-term occupancy and strong relationships across Alterra properties by providing the highest level of customer service to tenants, maintaining property-level appearance, managing costs, and managing capital expenditures. This position reports to the Director of Property Management. ESSENTIAL FUNCTION Tenants: Act as main point of contact for tenants, including coordinating end-to-end management of move-in & move-out processes. Consistently communicate with tenants, serving as a resource and problem-solver. Leverage relationships to identify potential tenant real estate needs, including potential expansion or consolidation. Property Inspection and Maintenance: Regularly inspect and evaluate all building equipment, systems, and grounds to ensure that the appearance and operation of the properties meet Alterra standards. Identify maintenance needs and follow through with coordination of repairs from bidding process through completion of work. Maintain emergency procedures and preventative maintenance programs for all buildings. Contracts : Negotiate contracts with key vendors to provide services as required. Ensure that work performed by contractors is appropriately conducted in a timely fashion and with applicable liability/insurance coverage. Financial Responsibility: Develop and manage the annual budgets for assigned properties and ensure properties perform within the approved budget. Review monthly operating reports and document material budget variances, in partnership with Accounting team. Special Projects : Including, but not limited to, creating programs to reduce operating costs at property and portfolio levels, liaising with Leasing and Development teams to provide forecasts and financial benchmarks for potential projects, and support tax appeal efforts. Assist with acquisition and disposition diligence reviews PHYSICAL DEMANDS Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents operating office equipment. Ability to work at construction sites, maneuver on building roofs, and navigate uneven terrain. WORKING CONDITIONS Work performed remotely or in a general office environment. Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites. Availability to travel up to 30% of the time to portfolio properties and Alterra headquarters. QUALIFICATIONS 15+ years of property management experience handling customer service and administrative issues related to industrial real estate management Demonstrated ability to manage budgets and reporting Experience handling capital and tenant improvement projects Proficiency in MS Office. Experience with PM software strongly preferred Excellent verbal and written communication skills Ability to interpret documents such as leases, safety rules, plans and specifications, operating and maintenance instructions, and procedures manuals Ability to speak effectively before tenants or employees of the organization Self-motivated and proactive in a team environment with high attention to detail Ability to multi-task effectively in a fast-paced work environment ADDITIONAL INFORMATION Ideal candidate will be located in Texas or Florida All candidate information will be handled with strict confidentiality in accordance with EEO guidelines. #J-18808-Ljbffr Alterra Property Group
