Job Summary

An Apartment Maintenance Technician is responsible for maintaining, troubleshooting, and repairing residential apartment units and common areas to ensure safe, functional, and attractive living conditions for residents. This role includes responding to maintenance requests, performing preventive maintenance, and assisting with property upkeep.

Key Responsibilities

• Respond to resident maintenance requests in a timely and professional manner
• Perform and/or supervise repairs involving:
• • Plumbing
  • Electrical systems
  • HVAC systems
  • Appliances
  • Carpentry
  • Painting and drywall
  • Flooring
• Conduct preventive maintenance on building systems and equipment
• Prepare vacant units for new residents (“make-ready” or “turn” process)
• Maintain grounds, common areas, and amenities
• Troubleshoot maintenance issues and identify repair solutions
• Ensure compliance with safety standards and company policies
• Keep accurate records of completed work orders and maintenance activities
• Assist with emergency maintenance calls, including after-hours rotations when required
• Coordinate with vendors and contractors as needed

Qualifications

• High school diploma or GED preferred
• Previous apartment maintenance or general maintenance experience preferred
• Basic knowledge of HVAC, plumbing, electrical, and appliance operations
• Ability to use hand and power tools safely
• Strong troubleshooting and problem-solving skills
• Good communication and customer service abilities
• Valid driver’s license and vehicle required
• HVAC certification, EPA certification, or other trade certifications are a plus

Physical Requirements

• Ability to lift 50–75 pounds
• Frequent standing, bending, climbing, and walking
• Ability to work indoors and outdoors in varying weather conditions
• Ability to respond to emergency maintenance situations

Typical Schedule

• Full-time
• Will require some weekends, holidays, and on-call availability
