Job Title:Maintenance Technician II Location: Euclid, OH Job Type: Full Time, On-site Compensation and Benefits Base Salary:$23-$25/hr+commensuratewith experience Health Insurance PTO and Holiday Pay Overview We are seeking a skilledMaintenance Technicianto support the upkeep, functionality, and aesthetic of our residential community.You’llplay a vital role inmaintaininga safe, clean, and comfortable living environment for our residents while working as part of a dedicated property management team. About You: 3+ years of hands-on experiencein residential or apartment maintenance (strongly preferred) Proficientin diagnosing and repairing issues related to: Basic electrical systems (e.g., outlets, breakers, light fixtures) Plumbing (e.g., faucets, toilets, water heaters) Carpentry and drywall Appliance repair (e.g., stoves, refrigerators, dishwashers) Strong troubleshooting skillsand a proactive, solution-oriented mindset Organized and detail-orientedwith the ability to track maintenance tasks and manage inventory Professional communication skillsto work effectively with residents, coworkers, and third-party vendors Reliable and responsive, including availability for rotational after-hours and weekend emergency calls Key Responsibilities: Respond promptly to resident maintenance requests, prioritizing safety-related and emergency issues Document work performed in a property management system for accountability and tracking Ensuretimelyfollow-up and communication with residents on job status Preventive Maintenance: Perform scheduled inspections and maintenance on HVAC units, plumbing systems, smoke detectors, fire extinguishers, and other critical building systems Identifypotential issues before they become major repairs Apartment Turnovers: Complete \"make-ready\" tasks including painting, fixture replacement, deep cleaning, and appliancechecksto ensure units are move-in ready Test and ensure all systems (HVAC, electrical, plumbing) are functioning properly General Repairs and Grounds: Address structural and aesthetic issues such as drywall repair, door and window replacements, fence repairs, etc. Maintain cleanliness and safety ofcommon areasand grounds, including: Trash pickup Curb sweeping Landscaping and lawn maintenance Snow/ice removal (if applicable) Inventory and Shop Organization: Assistin managing supply inventory,submittingrestock requests, and keeping the maintenance shop clean and well-organized Ensure proper storage and labeling of tools and materials Vendor Oversight and Safety Compliance: Monitor andassistcontractors and vendors on-site to ensure quality andtimelycompletion of work Adhere to and enforce safety protocols in compliance with OSHA, city, state, and federal standards Report incidents, hazards, vandalism, or suspicious activity to the Property Managerimmediately Team Support: Provide backup coverage for other team members as needed Attend team meetings and training sessions to stay updated on procedures and safety protocols Preferred Certifications: OSHA 10 or OSHA 30 certification CPO (Certified Pool Operator) – if applicable to property amenities #J-18808-Ljbffr Clear Investment Group
