Superintendent | Harlem, New York | $65,000 per year | On-site

The Role

EqualAccess is partnering with a nonprofit affordable housing developer and community organization with deep roots in New York City. This position will oversee approximately 1,000 units of affordable housing in Harlem, New York. 

The Superintendent is the person residents call, and the person management relies on. You are the daily operational anchor for these buildings: handling repairs, managing heat and hot water systems, keeping common areas clean and safe, and logging everything accurately in Yardi. The job is hands-on, physical, and requires real ownership. This is not a supervisory or desk role. You will be in apartments, in mechanical rooms, and on call for emergencies.

What This Role Is, and Is Not

This role is:

• A working superintendent position requiring daily, hands-on repair and maintenance work in occupied apartments

• The primary on-site contact for residents across a multi-building Harlem portfolio

• A compliance-conscious role where documentation (Yardi, boiler logs, inspection records) is treated as seriously as the repairs themselves

• A role with real autonomy, where you are expected to diagnose and resolve issues independently before escalating

This role is NOT:

• A property management or leasing role

• A light-duty or part-time position

• A fit for someone uncomfortable working in occupied units or responding to off-hours emergencies

• A role where technology avoidance is an option: Yardi mobile use is required from day one

Required Experience & Traits

• Minimum 10 years of building maintenance or superintendent experience in occupied residential buildings in New York City

• Strong working knowledge of boilers, burners, and domestic hot water systems, including the ability to troubleshoot failures, reset equipment, and maintain logs

• Solid plumbing, electrical, carpentry, and appliance repair skills across a range of unit conditions

• Comfortable using the Yardi Mobile Work Order App to receive, document, and close out work orders with clear technician notes and photos

• Certificates of Fitness (P-99, S-12, S-13 or equivalent) preferred, and may be required depending on building configuration

• Familiarity with NYC Housing Maintenance Code, building safety standards, and violation response procedures

• Physically able to lift and carry materials, climb ladders, and perform sustained manual work

• A degree is not required. Demonstrated skill and reliable judgment matter far more here.

Key Responsibilities

Maintenance and Repairs

• Perform repairs in occupied apartments including plumbing, electrical, carpentry, appliance troubleshooting, and hardware fixes

• Diagnose and resolve leaks, fixture failures, clogged drains, electrical issues, and door or lock problems

• Conduct routine inspections of units and common areas to catch issues before they escalate

• Respond to emergency repair situations promptly, including outside normal business hours

Heat, Hot Water, and Mechanical Systems

• Operate, monitor, and maintain boiler, burner, and domestic hot water systems in compliance with NYC Housing Maintenance Code requirements

• Troubleshoot system failures, reset equipment, and coordinate service calls when needed

• Maintain boiler logs, fuel-usage records, and all required inspection documentation

Documentation and Work Order Management

• Use the Yardi Mobile Work Order App to receive, track, update, and close work orders in real time

• Upload photos, document repair steps, record materials used, and write clear technician notes on every job

• Ensure all work orders are completed within required timeframes and communicated accurately to management

Building Operations and Safety

• Maintain cleanliness and order in common areas, mechanical rooms, hallways, and building grounds

• Oversee waste management, recycling, and pest-control coordination

• Identify hazardous conditions and take corrective action, escalating to management where required

• Coordinate access and scheduling for specialized contractors including elevator, fire alarm, and boiler service vendors

Resident Relations and Administration

• Serve as the primary on-site contact for residents on all maintenance matters, communicating repair timelines and follow-up needs clearly and professionally

• Maintain repair logs, supply inventories, and compliance documentation

• Support management during inspections, violation responses, and regulatory reviews
