Sr. Construction Administrator - Mission Critical

Overview:A recognized leader in construction administration who provides technical leadership and acts as an advisor on large scale projects. Possesses strong communication skills, a flexible attitude, ability to solve problems creatively and ability to foster and manage effective client relationships. Responsible for high-impact decisions in application of codes and building systems. Endorses the firm’s values by personally influencing client service, innovation and communication.Responsibilities:Manges and leads team through Construction Phase Activities for several concurrent projects, including jobsite meetings, correspondence, submittals and payment application reviewsWorks closely and diligently with Owner, Architect/Engineer Team, and Contractor representatives to achieve project goals/requirements, and employs standard protocol for communication with and between team members to include the Owner, Architect/Engineer team and Contractor representativesProactively applies knowledge of codes and all types of building systems (architectural, civil, structural, etc.) to projectsReviews and manages Requests for Information (RFI) and submittals and maintains current documents using HKS’ construction document management softwareEffectively communicates with design team to gain understanding of design intentCoordinates with design team, issues required document revisions and communicates legal ramifications of changes to the contract documents during construction phaseMonitors owner and/or contractor directed changes for requests that fall outside of basic services agreement; notifies PM of any potential additional servicesChecks submittals (i.e., shop drawings and product data) to determine conformance with project contract documents, design intent as well as HKS standards, best practices and quality expectationsPerforms periodic site visits, observations and inspections and prepares field reportsInterprets results of laboratory tests and implements the necessary course of action required by test resultsApplies knowledge of the effect of atmospheric conditions on building materials and components during and after construction, to include the practice of quality assuranceEvaluates cost-related aspects of the project and administers change orders, proposed changes, construction change directives, substitutions, time delays and payment applications in accordance with contract and project requirementsProvides feedback about issues for improvements (constructability, material appropriateness, clarity, function, equipment coordination, etc.) to project teamBuilds consensus among team members and achieve project goals by facilitating communication between Owner, Architect, Contractor and Consultants and by maintaining current knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement, Architect-Consultant Agreement and any additional services agreementsResolves issues with inspectors and other authorities having jurisdiction while maintaining current knowledge of applicable codes for projectLeads and collaborates in team meetings to discuss project issues, technical issues and coordination with other disciplinesResponsible for preparing and/or reviewing meeting minutes and appropriate documents for consultant coordination meetingsTravel may be requiredQualifications:Education and ExperienceAccredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science or related field preferredTypically 10+ years of experienceLicenses and CertificationsArchitectural Registration preferredSustainable design accreditation preferredKnowledge, Skills and AbilitiesAdvanced – expert-level experience, knowledge or skillsIntermediate – experience, knowledge or skills required to produce high-quality solutions or workBasic – familiar with primary concepts or capabilities and may perform elementary functions depending on roleAdvanced skills in Navisworks and Bluebeam requiredBasic skills in Revit required; intermediate preferredAdvanced skills in MS Office Suite requiredBasic skills in Photoshop, Illustrator and InDesign requiredAdvanced knowledge of sustainability and integrated design guidelines requiredAdvanced knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement and Architect-Consultant Agreements requiredAdvanced knowledge of materials, construction techniques, building codes, architectural building systems, accessibility guidelines and QA/QC process requiredAdvanced ability to research and apply/incorporate into technical documents requiredAdvanced experience with the entire project lifecycle, through post-occupancy requiredAdvanced experience with managing and performing duties in a fast-paced environment requiredAdvanced organizational skills and the ability to work on multiple projects at the same time requiredAdvanced ability to manage team with diplomatic leadership style which puts value on relationships and collaboration, both internal and external requiredAdvanced presentation, graphic and visualization skills to communicate ideas requiredIntermediate ability to maintain existing client relationships and build new client relationships requiredIntermediate ability to communicate in a clear, concise and professional manner both verbally and in writing requiredIntermediate Ability to problem solve and apply innovative solutions requiredAdvanced ability to collaborate and encourage collaboration in a team environment requiredAdvanced ability to work on multiple projects at the same time requiredAdvanced ability to effectively meet deadlines at expected quality requiredBase Salary Range: $120-150k annually – Chicago, San Francisco, Seattle and Washington DC location only.The estimate displayed represents the general base salary range of candidates hired in the listed locations only.
