Maintenance Director

Summary The primary responsibility of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department following the current federal, state and local standards, guidelines and regulations that govern long term care and assisted living facilities. You are entrusted to follow established policies and procedures as directed by the Administrator to assure that our facility is maintained in a clean, safe, and comfortable manner. Essential Functions Must be knowledgeable of maintenance practices and procedures in nursing care facilities Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of housekeeping areas Must perform regular inspections of resident rooms/units for order, safety, and proper performance of equipment Must demonstrate the knowledge and skills necessary to provide care appropriate to the age-related needs of the residents served Must be knowledgeable of laws, regulations, and guidelines pertaining to hospital and nursing facility administrative procedures Must be knowledgeable of computer systems, system applications, and other office equipment Other Duties Plan, develop, organize, evaluate, and direct the Maintenance Department's programs and activities Develop and maintain written maintenance policies and procedures Assist with the maintenance staff in the development and use of departmental policies, procedures, equipment, supplies, etc Review and interpret the department's policies, procedures to employees, residents, visitors, government agencies, etc Coordinate maintenance services and activities with other related departments Assist in developing a preventative maintenance program Inspect storage rooms, workrooms, utility/janitorial closets Conduct routine inspections of work areas to ensure safe and proper maintenance procedures are followed at all times Follow‑up routine inspections to ensure necessary corrections are made Troubleshoot service requests daily for residents prioritizing the service requests and ensuring they are completed in a timely manner Schedule and track service requests Assist in the orientation and training of maintenance personnel Review and evaluate the work performance of assigned personnel Ensure that assigned work areas are maintained in a safe and attractive manner Inspect all aspects of property; grounds, building, vacant apartments, fire alarms, as part of preventive maintenance and curb appeal Make certain that maintenance personnel follow established safety precautions Wear and/or use safety equipment and supplies (e.g., back brace, mechanical lifts, etc.) when lifting or moving heavy objects Follow proper techniques when mixing chemicals, disinfectants, and solutions used for cleaning Participate and assist in departmental studies and projects as assigned or that may become necessary Maintain confidentiality of all pertinent resident care information including protected health information Demonstrate a passion for caring as evidenced by interaction with co‑workers, residents, families, and visitors Maintain and support a culture of compliance, ethics and integrity Maintain confidentiality and rights of resident, family, employee, and facility information in compliance with PHI HIPAA policies and applicable regulations Maintain safe work environment and exhibits safe work practices Oversee safety program including OSHA reporting Perform all other duties as assigned Other Qualifications/Talent Executing Self‑Starter Strong work ethic Influencing Relationship Building Ability to foster teamwork High customer services oriented Strategic Thinking Leads with honesty and integrity Curiosity and desire to learn Works well with people including staff, residents & families Detail oriented and follow through Takes responsibility and ownership Ability to prioritize and multi‑task priorities Easily puts strategy into timelines & implementation plans Drive to compete and motivated to win Likes to own projects, take responsibility & follows through Creates efficiency and effectiveness in process Communicate clearly and effectively & brings people along Process information quickly and conceptually Tough skin to deal with multiple personalities & stakeholders Maintains Confidentiality at all times Ability to read people and understand what motivates them Able to ask great questions Ability to think quickly on your feet Experience Must have, as a minimum, two (2) years experience in a maintenance department in health-related facility Education Must possess, as a minimum, a high school education or its equivalent Work Environment Works in all areas of the facility Moves intermittently during working hours Is subject to frequent interruptions Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances Is subject to hostile and emotionally upset residents, family members, etc Communicates with the maintenance personnel, facility staff and department supervisors Works beyond normal duty hours, on weekends, and in other positions temporarily, when necessary Is subject to call back during emergency conditions (e.g., severe weather, evacuation, post‑disaster, etc.) Attends and participates in continuing educational programs Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as reactions from dust, disinfectants, tobacco smoke, and other air contaminants Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses May be subject to the handling of and exposure to hazardous chemicals Physical and Sensory Requirements Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility Must meet the general health requirements set forth by the policies of this facility, which may include a mental and physical examination The physical and sensory requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
