Maintenance Technician

Job Description Job Description Maintenance Technician responsible for the ground, the exterior and interior of building, and respond to property maintenance service calls to ensure that the property is in attractive and safe condition by performing the following duties. · Understands and follows instructions for daily work duties in accordance with the work schedule by applying sound judgment to operate equipment safely, manage time effectively, as well as prevent problems. · Performs grounds by completing daily landscaping duties including push and ride mowers, blowers, weed eaters, hedge trimmers and other hand tools. · Maintains the structural integrity of buildings by performing exterior maintenance such as painting, power wash cleaning, trash disposal, and other related duties. · Maintains the structural integrity of buildings by performing interior building maintenance that does not require licensure such as painting, basic carpentry, basic plumbing, basic electrical work, basic appliance repair and other related duties. · HVAC Certification or experience preferred. · Maintain tools and equipment in proper working order by performing minor maintenance as needed. · Maintain inventory control of tools, supplies, and equipment on site. · Adheres to PPE rules and utilizes safety equipment and gear in proper manner. · Communicates equipment problems or malfunctions to management immediately. · Follows company rules and procedures set forth in training sessions, manuals, and guidelines, giving special attention to safety regulations. · Maintains clean, organized, and safe work environment always by sweeping, cleaning, and removing trash after work related duties. · Works effectively with others and takes directions as necessary with minimal supervision. · Responds to week and weekend emergency calls. · Maintain and/or fix water and sewer lines as needed. · Perform daily/monthly water meter readings and reports in a timely manner under the supervision of our water operator as needed. · Install and replace doors, windows, trim, wall panels and flooring in property owned buildings. · Maintains accurate records of repairs, expenditures, inventory, and make ready statuses. · Must have own operational vehicle with proper insurance coverages. · Perform other duties as assigned. · Responsible for being able to communicate in English and Spanish (preferred, but not a must).
