Facilities Maintenance TechnicianA facilities maintenance technician is responsible for the overall maintenance and repair of a building's systems, equipment, and structures, ensuring a safe, efficient, and comfortable environment. Their duties can vary depending on the specific facility they work, but generally encompass a wide range of tasks and responsibilities.Typical Duties and ResponsibilitiesRoutine and preventative maintenance: Performing regular inspections and maintenance on various systems including HVAC, electrical, plumbing, and building structures to prevent breakdowns and extend the lifespan of equipment.Repairs and troubleshooting: Diagnosing problems and making necessary repairs to equipment, fixtures, and building components (e.g., patching walls, fixing appliances, repairing doors and windows).Emergency response: Responding promptly to and addressing emergency situations such as equipment malfunctions, leaks, power outages, or other incidents that could disrupt operations or pose safety risks.Safety and compliance: Adhering to safety regulations and codes (e.g., OSHA, EPA, NEC) while performing tasks, and ensuring the facility meets all relevant safety standards.Qualifications and SkillsTechnical skills: Proficiency in HVAC, electrical, plumbing, and mechanical systems maintenance and repair.Troubleshooting and problem-solving: Ability to identify, diagnose, and resolve technical problems efficiently.Communication skills: Effective written and verbal communication for interacting with colleagues, supervisors, vendors, and building occupants.Adaptability and flexibility: Ability to adjust to changing priorities, handle unexpected situations, and manage time effectively.Physical abilities: Capable of performing physically demanding tasks such as lifting heavy objects (up to 75 pounds), climbing ladders, and working in various environments (e.g., heights, confined spaces, adverse weather).Knowledge of tools and equipment: Familiarity with and ability to safely operate a variety of hand and power tools and diagnostic equipment.
