Project Executive

12530 Parklawn Drive, Headquarters – Rockville, MD, Maryland Job Summary At DAVIS, we’re redefining the way people experience construction by building success for all. The Project Executive is responsible for the daily management, supervision, coordination, and successful completion of construction projects to meet time and cost objectives. This role spans pre‑construction, contracting, scheduling, estimating, bidding, subcontracting, and contract administration, while developing, mentoring, and providing overall leadership to the project team. The position also involves business development, identifying and procuring new projects, and participating in internal and external industry initiatives. Essential Duties & Responsibilities Safety Enforce the DAVIS Safety program in accordance with company policies, local, state, and federal laws, including all subcontractors. Promptly resolve safety deficiencies and ensure regular safety walks. Maintain current certifications for First Aid, CPR, and OSHA. Technical Knowledge Accountable for all office and field functions related to the execution of the work. Oversee (and perform if required) all pre‑construction services: cost estimates, budgets, scopes of work, overall schedules, long‑lead items, site logistics, and budget/schedule solutions. Lead, monitor, and execute the proposal management process. Develop the DAVIS Bid and/or GMP package, including trade scopes, subcontractor and material supplier bids, comprehensive schedules, and bid clarifications. Oversee the entire construction process—schedule management, site logistics, change management—to achieve completion within time and budget. Educate the team on subcontract terms and their application to projects. Assist in negotiating prime/AIA terms and conditions under guidance from senior leadership. Direct development of detailed project construction progress schedules. Maintain effective subcontract management practices. Collect properly executed documents, including contracts, insurance certificates, bonds, etc., to protect DAVIS interests. Develop the strategy of buy‑out meetings, preparation, issuance, and execution of subcontracts. Monitor monthly owner and subcontractor invoicing; act as needed. Ensure Project Status Reports accurately reflect project positioning; submit monthly. Perform other duties as assigned. Quality of Work Ensure project administration and onsite field duties execute according to DAVIS quality standards. Proactively identify potential quality deficiencies and implement solutions. Implement the DAVIS Quality Management system throughout the project. Commitment Operate with excellence, integrity, and strong relationships reflecting DAVIS core values. Mentor the team to complete tasks through to finalization. Promote involvement in DAVIS sponsored activities and industry events. Assist with retention and recruitment of current and future DAVIS employees. Provide backup as a Senior Project Manager when needed. Cooperativeness & Teamwork Promote a collaborative environment with owners, property managers, design teams, co‑workers, subcontractors, vendors, and other contractors. Encourage communication between Project Manager and Superintendent throughout the construction process. Promote teamwork and coordination among all project stakeholders. Communication Ensure effective internal and external project communication throughout pre‑construction and construction. Attend owners, project, and internal meetings as needed. Communicate progress and potential impacts to owners and architects. Maintain strong relationships with Davis, owners, architects, engineers, and subcontractors. Present on potential projects and internal corporate initiatives. Problem Solving Identify, recognize, and resolve project issues as required. Promote proactive solutions via research, coordination with DAVIS resources, and subcontractor community engagement. Resolve financial close‑outs and disputes with owners, subcontractors, and vendors. Implement solutions promptly. Planning & Organization Proactively identify needs, develop strategic solutions, and plan future tasks and projects. Manage tasks and priorities efficiently. Maintain a detailed project understanding while preserving a big‑picture outlook. Timeliness Maintain project billing and change‑order urgency. Ensure timely project start‑up and close‑out processes. Meet attendance and commitment expectations. Promote timeliness of project‑specific duties. Management & Leadership Supervise, mentor, and assist Project Managers and Superintendents; review their work and strengthen skills. Manage multiple projects or large complex projects simultaneously. Conduct performance appraisals and recommend promotions and corrective actions. Provide leadership, direction, and guidance in project development, design, and construction. Participate in project staffing allocation planning. Knowledge, Experience & Special Skills Required Bachelor’s Degree in Engineering, Construction Management, Architecture, or related field (or equivalent construction experience). At least twelve (12) years of construction experience. Ability to negotiate contract terms and conditions. Experience with commercial building construction. Knowledge of principles and practices of engineering and construction project management, including safety standards. Understanding of technical systems and processes. Effective team mentoring skills. Decision‑making, research, and analytical problem‑solving skills. Time management and ability to prioritize multiple tasks, projects, and demands independently. Strong verbal and written communication skills; able to interact at all organizational levels. Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook). Experience with project management and scheduling software (e.g., Primavera, MS Project). Certifications for First Aid, CPR, and OSHA 30‑hour. General contracting experience. Physical Job Demands Requires reaching above and below, stooping, kneeling, crouching, bending, and occasional lifting/carrying of up to 25 pounds. Manual dexterity is needed for operating office equipment and performing specialized skills. Concentration is required in a busy office environment. Working Conditions Work may involve travel to conferences, educational sessions, and other company events. The noise level in the office is typically moderate. On job sites, higher noise levels and hazardous working conditions may occur; safety precautions and resources are provided. Compensation The base salary range for this position is $160,000.00 – $220,000.00.
