Land Entitlements Manager

A top national homebuilder is seeking a Land Entitlements Manager to oversee the entitlement process for new residential communities throughout the Myrtle Beach and Coastal Carolina markets. This individual will play a key role in bringing new land opportunities through the entitlement process by coordinating with municipalities, consultants, and internal teams to secure the approvals necessary for successful community development. The Land Entitlements Manager will work closely with Land Acquisition, Land Development, Engineering, and Executive Leadership to ensure projects move efficiently from due diligence through final approvals. Key Responsibilities Manage all entitlement activities for residential land acquisitions from due diligence through final approvals. Coordinate rezoning, annexation, comprehensive plan amendments, subdivision approvals, variances, and permitting efforts. Partner with Land Acquisition to evaluate entitlement feasibility during the land acquisition process. Manage engineering consultants, surveyors, environmental consultants, traffic engineers, and land‑use attorneys throughout the entitlement process. Build and maintain strong working relationships with municipalities, planning departments, county officials, utility providers, and regulatory agencies throughout the Myrtle Beach and Coastal Carolina markets. Attend and present projects at planning commission, zoning board, and county council meetings. Monitor entitlement schedules and ensure milestones are achieved to support land development and construction timelines. Identify entitlement risks early and develop solutions to minimize project delays. Coordinate with Land Development to ensure a smooth transition from approvals through site development. Track entitlement budgets, consultant contracts, and project schedules. Prepare regular status reports and updates for division leadership. Qualifications Bachelor's degree in Civil Engineering, Urban Planning, Construction Management, Real Estate, or a related field. 5+ years of experience in land entitlements, land development, civil engineering, or residential real estate development. Experience with a production homebuilder, residential developer, engineering firm, or land planning consultant is strongly preferred. Strong understanding of zoning ordinances, land use regulations, permitting, and entitlement processes. Experience coordinating with municipalities, consultants, and government agencies. Excellent project management, organizational, and communication skills. Ability to manage multiple projects simultaneously while meeting deadlines. Preferred Experience Residential entitlement experience within South Carolina, particularly the Myrtle Beach, Horry County, or Coastal Carolina markets. Experience with subdivision development, master‑planned communities, and residential permitting. Knowledge of local development regulations and approval processes. Familiarity with environmental permitting, utility coordination, and infrastructure planning. Experience supporting land acquisition due diligence and feasibility reviews. #J-18808-Ljbffr Metric Geo
