Job Description\n

Responsibilities:
\n Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.
\n Completes maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
\n Responds and resolves emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays).
\n Prepares vacant apartments to make rent ready.
\n Performs preventative maintenance work.
\n Keep the maintenance shop clean and organized; maintains adequate stock/inventory of parts for equipment, appliances, etc.
\n Interacts directly with residents.
\n Maintains logbooks and databases; enters service requests and status updates into database.
\n Assists in monitoring contractors work performance.
\n Supports the Maintenance Manager in meeting budget responsibilities.
\n Follows and promotes company policies and procedures.
\n Must make Customer Service a priority.
\n If the property does not have a housekeeper, Apartment Maintenance Technician light cleaning duties will be required such as cleaning models, club houses, leasing office, emptying trash, cleaning the grounds and amenity areas, etc.
\n Maintain (clean, orderly, and in working conditions) all amenity areas (pool, compactors, weight rooms, parking decks, etc.)

Customer Service Responsibilities:
\n A complete clean and neat uniform must be worn when working on any PAA Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAA policy.
\n Communicate with residents and prospects in a manner consistent with PAA's standards.
\n Read and/or listen to resident requests/complaints.
\n Receive resident complaints in a calm, open and professional manner.
\n Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.
\n Deliver newsletters, correspondence, etc. to residents' apartment.
\n Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.

Qualifications\n

Requirements:
\n 1-3 years maintenance experience (apartment maintenance experience preferred)
\n Troubleshooting and problem-solving skills.
\n Budget or basic business finance helpful.
\n Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment.
\n Valid driver's license (free from major moving violations) and dependable transportation.

\n

Physical Requirements: 
\n Must be able to use various hand tools and test equipment.
\n Must be able to bend, stoop, and kneel for extended periods of time.
\n Must be able to push and pull up to 300 pounds on wheels.
\n Must be able to lift up to 50 pounds.
\n Must be able to climb ladders of up to 40 feet in height.
\n Must be able to use a hand-truck.

Special Physical Requirements
\n As part of your daily maintenance routine, you may be required to move
\n appliances from one apartment unit to another apartment unit on opposite ends of the property. The appliance may have to be transferred by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to well over 300 pounds.
\n Commercial laundry rooms are equipped with single washing machines and/or stacked (double) clothes dryers which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 300 pounds.
\n On occasion, you may be involved in repairs to the building structure. You may be required to move or transport several different building type materials weighing several pounds to over 300 pounds.
\n At certain times you will be required to perform maintenance on special
\n equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All functions require different physical exertion, and their weight depends on the equipment (usually in excess of 100 pounds).
\n You will be required to perform certain resident service functions or make upgrades to the apartment home. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a step ladder while lifting.
