As Maintenance Director, you will support residents within our community, ensuring a safe and comfortable environment for all. Responsibilities Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair. Ensure walls, floor coverings, doors, windows, furniture, and woodwork in the common areas are properly maintained and repaired. Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets. Maintain in‑house plumbing (sinks, toilets, bathtubs). Perform minor electrical work within units and common areas (light switches, wall outlets, garbage disposals, etc.). Paint all apartments and common areas. Repair, clean, and maintain all carpet, floor coverings, and furniture. Complete all work orders in a timely manner and document any additional work. Document safety issues and physical plan deficiencies per local, county, state, and federal guidelines. Perform preventative maintenance and cleaning of community vehicles. Inspect apartments as needed for necessary work (e.g., carpet replacement). Conduct monthly, quarterly, semi‑annual, and annual testing and maintenance of community equipment (e.g., kitchen equipment, hot water heater, exhaust systems). Conduct and document emergency evacuation drills as required by law. Coordinate fire drills for all shifts and document each drill once a month. Respond immediately and appropriately to all accidents and emergencies, following established protocol. Maintain and test all emergency call systems and peripheral equipment. Perform weekly checks and maintenance on generator backups as applicable. Assist with training and development of safety procedures and hazard communications. Direct, train, and support all other direct‑report staff as assigned. Other duties as assigned. Qualifications High School Diploma or equivalent; must be at least 18 years of age. 1–3 years of related experience or training; or equivalent combination of education and experience. Proven ability to manage vendors for maintenance projects. Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC systems. HVAC Certification preferred. Prior supervisory or managerial experience preferred. Senior living maintenance experience preferred. Physical Requirements This role involves frequent standing, walking, lifting (up to 90 lbs), pushing/pulling, and other physical activities.
