Assistant Maintenance Supervisor

Job Title Assistant Maintenance Supervisor Salary $25 to $27 per hour Responsibilities Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Execute proactive preventative maintenance including siding, painting, lighting, sprinkler systems, pool, golf-cart operations, elevator maintenance, and related tasks. Maintain the work order system, ensuring orders are completed timely to company standards and resident satisfaction. Conduct daily inspections of property grounds, buildings, and common area amenities to maintain safety and cleanliness and to identify maintenance, repair, or replacement needs. Assist with management of property emergencies (e.g., snow, fires, floods) and respond to urgent maintenance issues. Communicate promptly with maintenance supervisor and property manager regarding all maintenance issues at the property. Observe and promote safety and risk management in accordance with applicable rules and regulations. Support on-call rotation; monitor response times for emergency after-hours maintenance assignments as needed. Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal; interact courteously and professionally with current and potential residents. Foster positive collaboration with residents, other properties, and related agencies. Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns. Mentor maintenance team and maintain a professional demeanor and appearance at all times. Adhere to all components of the company risk management program. Complete special projects as assigned by the maintenance supervisor and/or property manager. Education and Experience High school diploma or equivalent required Minimum two years of experience in property management or a related field General maintenance and carpentry skills Skills and Requirements Valid driver’s license, clean driving record, and current auto insurance required Ability to read, write, and understand English Ability to operate general office equipment (telephone, fax machine, printer, copier, key track system) Excellent customer service and interpersonal skills Strong organizational and time-management skills Ability to multi-task and perform basic mathematical functions Ability to handle difficult situations calmly and professionally Maintains confidentiality and professional appearance; complies with uniform policy Complies with all safety requirements Must complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment #J-18808-Ljbffr Hirebridge
