Description

The Maintenance Technician is responsible for the daily upkeep of buildings and facilities, including scheduled maintenance, work orders, and safety checks for systems such as pools, HVAC, and boilers. Duties may include painting, equipment cleaning, and performing basic electrical and plumbing tasks to maintain facility standards.

The salary for this position starts at $23.00 hourly. We take into consideration an individual’s background and experience in determining salary; therefore, base pay offered may vary considerably depending on job-related knowledge, skills, and experience. The compensation package includes a wide range of other benefits and earned time off that vary depending on part-time or full-time status.

Job Summary:

Under the direction of a District Engineer, the Maintenance Technician I is responsible for the preventative/predictive maintenance program, general building safety/security, and safe, efficient operation of building systems. The MTI will be responsible for day-to-day duties including daily check lists and work orders, both scheduled and unscheduled.

Essential Functions:

• Learn & perform preventative and predictive maintenance duties including:

• Maintain daily check logs on Pool, HVAC, Boiler, Utilities, Building Automation, and other essential systems.

• Inspect HVAC and Boiler systems as PMs dictate for proper operation and for maintenance needs including replacing filters and belts, greasing, and cleaning coils and systems as needed.

• Perform audits as PMs dictate on safety systems including eyewash and emergency shower stations, emergency lighting, fire egress routes and alarms, fire extinguishers, AEDs, etc.

• Coordinate contracted PMs on required systems (one-man lifts, RPZs, fire monitoring and sprinkler, etc.)

• Perform wholistic inspection of facilities for potential issues and repair as needed and/or report to District Engineer.

• Maintain safe and organized workspaces within department assigned areas. Manage inventory of tools and supplies.

• Learn and follow best practice for provided tools, machinery, testing equipment, and chemicals.

• Perform basic maintenance repairs to the facility in the areas of plumbing and fixtures, electrical, carpentry, lighting, mechanical, pool systems, irrigation, walls and floors/finishes, etc. Assist District Engineer or other Technicians with additional repair and troubleshooting

• Respond to daily maintenance needs of other departments as requested in maintenance work order request software (FacilityDude). Complete work order forms to ensure adequate communication.

• Respond to urgent/emergency situations (fire, evacuation, power failure, pool closure, etc.) at all district sites on short notice.

• Interact with members, staff, and contractors to build and maintain a positive environment. Communicate to staff best practices for safe and effective operation of facility systems as trained by maintenance leadership.

• Carry a cellular phone for communication and for urgent/emergency situations.

• Provide security and safety oversight of the facilities and grounds by policies generated by maintenance leadership. Communicate requirements set by governing agencies and code (OSHA, state and local code, YMCA policy, etc.) to YMCA employees from other departments.

• Attend/complete all required training opportunities.

• Perform other maintenance related responsibilities as assigned by the District Engineer or VP of Facility Services

Relationships:

This position reports to the District Engineer who reports to the Vice President of Facility Services. The incumbent interacts regularly with branch departments in responding to member concerns regarding maintenance issues.

Qualifications:

Required:

• Current Special Engineer’s License or the ability to obtain special license within 9 months of full-time employment

• If applicable, current license(s) required for primary facility where the incumbent works or the ability to obtain license within 6 months of full-time employment

• Current Certified Pool Operator’s License (or equivalent) from the National Swimming Pool Foundation or ability to obtain one within 9 months of full-time employment

• Strong interpersonal communication skills

• Basic computer knowledge and skills

Preferred:

• Minimum of 2 years of experience in facility operations and maintenance or related field

• Experience with preventive maintenance development and implementation practices

• Working knowledge and skills in heating, air conditioning, plumbing, electrical, carpentry, cleaning methods, cleaning equipment, safety systems, and pool operationsWork Conditions:

• Frequently moves materials and/or tools weighing up to 75 pounds.

• Occasionally erects and stands on scaffolding, ladders, and platforms.

• Occasionally works at various heights for extended periods of time.

• Occasionally works with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder spray and aerosol forms.

• Frequently works in conditions that will create dirt and dust.

• Constantly performs essential maintenance to facility or equipment which may include but are not limited to the following activities: partial–reach to full-reach overhead, crouching, kneeling, shoveling, working in narrow and/or confining spaces underground, overhead, and at ground level, twisting of the waist, shoulders, and legs, and lying on stomach and/or back.

• Frequently operates cleaning equipment: auto scrubber, buffer, snow blower, sweeper, trash compactor, lift, pressure washer, box compactor, hand, and power tools.

• Must be able to respond to emergency/on-call situations.

• Ability to regularly and frequently drive to branches and retail locations with little or no notice.

• Frequently performs tasks in outdoor weather conditions.

The incumbent is also responsible for taking direction from the District Engineer or other YMCA representatives in completing projects or performing duties deemed necessary for the branch or Association success. The hours for this position are split between two different branches of the Y of the North: 20hrs at the White Bear Lake Area YMCA and the Forest Lake YMCA.
