Company DescriptionExpeditors is a global logistics company that offers ocean, air, customs, and technology services.Job DescriptionProject Manager, Real Estate will help manage Expeditors’ Americas real estate portfolio ensuring that the real estate portfolio aligns with business objectives, financial goals, and operational needs by driving data-informed decisions across leasing, acquisitions, dispositions, and space utilization.Responsibilities and TasksSupport business cases for acquisitions, renewals, relocations, consolidations, and exitsPartner with transaction teams and external brokers on leasing, acquisitions, and dispositionsEnsure transactions support long-term portfolio and financial goalsDevelop and execute portfolio strategies aligned with corporate objectives, workforce plans, and growth forecastsEvaluate portfolio performance using financial, utilization, and market dataAnalyze occupancy costs, lease structures (NNN, gross), CAM, and lifecycle costsIdentify opportunities to optimize footprint, reduce cost, and improve asset performanceQualifications5+ years of experience in real estate portfolio management and corporate real estate.Experience managing large, multi-market portfolios preferred.Strategic thinking and portfolio optimizationProven experience with logistics, manufacturing, or distribution-focused portfoliosWritten and verbal communication skills.Experience with real estate and construction financial budgeting and project capex management.Able to pivot quickly, reprioritize based on market shifts, and develop creative solutions.Software proficiency skills (e.g., MS Excel, MS Word, MS Powerpoint, portfolio database management).Expertise in managing vendors for real estate transactions, space planning and construction cost estimation.Financial acumen with the ability to interpret P&L, ROI and expense structures.Additional InformationExpected base salary: $140,000– $150,000Expeditors offers excellent benefits:Paid Vacation (first year prorated based off month of hire then eligible for 15 days)Holidays (15)Flexible Days (2)Paid Sick Time (accrual rate of 1 hour of sick time per 30 hours paid)401(k) Retirement Savings Plan with employer matchEmployee Stock Purchase Plan (ESPP)Medical, Prescription Drug, Dental & Vision CoverageHealth Savings Account (HSA)Life and Disability InsurancePaid Parental Leave (additional eligibility criteria)Dependent Care Flexible Spending Account (DC FSA)Commuter BenefitEmployee Assistance Program (EAP)Learning & Development ProgramEducational Assistance and ReimbursementRole can be located in Bellevue, Lynnwood, Federal Way or SeattleSummaryType: Full-timeFunction: Project ManagementExperience level: AssociateIndustry: Real Estate
