Residential Reconstruction Operations ManagerDisaster Recovery & Residential ReconstructionLocation: Asheville, NC / Western North CarolinaDivision: Disaster Services - ReconstructionSalary: $90,000 - $110,000 annuallyReports To: Executive LeadershipTravel: Regional and statewide travel as requiredHelp Lead the Rebuilding of Western North CarolinaTimberline Construction Group is seeking an experienced Residential Reconstruction Operations Manager to lead high-volume residential reconstruction operations throughout the Asheville and Western North Carolina area.This is not a traditional single-site construction management role.The right candidate must have a strong background specifically in residential reconstruction, including demolition, site preparation, rebuilds, inspections, closeout, and warranty. We are seeking someone who has successfully overseen a portfolio of 20+ active residential reconstruction sites at one time and understands how to keep multiple projects moving simultaneously while maintaining control of schedule, cost, quality, documentation, and field execution.This individual must also be highly tech-savvy and comfortable using construction management systems, digital reporting tools, Microsoft 365, electronic documentation, project tracking platforms, photos, schedules, and other technology used to manage a large multi-site reconstruction portfolio.You will take ownership of residential reconstruction projects from demolition and site preparation through vertical reconstruction, final punch, closeout, and warranty.This is more than managing homes. You will lead a complex, fast-moving reconstruction operation where strong field leadership, technology, organization, accountability, and decision-making directly impact the communities we serve.What You'll LeadFull-Cycle Residential ReconstructionLead the complete residential reconstruction lifecycle, including demolition, site preparation, vertical reconstruction, inspections, punch, closeout, and warrantyManage a portfolio of approximately 20-40 active residential reconstruction sitesDirect field teams, superintendents, subcontractors, vendors, and reconstruction activities across multiple locationsEnsure scopes are clear, constructible, properly sequenced, and executed according to project and program requirementsMaintain visibility and control over schedule, cost, quality, documentation, and reconstruction progress across the entire portfolioScheduling & Reconstruction ExecutionBuild and manage comprehensive reconstruction schedules and operational plansIdentify and remove preconstruction and reconstruction bottlenecks involving plan reviews, permitting, approvals, resubmittals, inspections, and construction startsCoordinate demolition, reconstruction sequencing, subcontractor mobilization, material availability, municipal inspections, and turnoverAnticipate delays and resolve field issues before they impact the overall reconstruction scheduleMaintain strong operational control across multiple reconstruction projects at different stages of completionTechnology, Tracking & ReportingUtilize construction management software and digital systems to track project schedules, costs, site progress, documentation, inspections, photos, punch items, and closeoutMaintain accurate and timely electronic project records across a large reconstruction portfolioUse technology to identify delays, monitor milestones, communicate project status, and improve operational visibilityPrepare and review digital reports for clients, leadership, field teams, and program stakeholdersComfortably navigate multiple systems and platforms while maintaining accurate, organized project dataContinuously look for ways to use technology to improve communication, efficiency, tracking, and reconstruction performanceBudget & Cost ManagementLead estimating, budgeting, and cost-control efforts for residential reconstruction projectsMonitor subcontractor costs, pay applications, change orders, and budget variancesTrack reconstruction milestones, billing cycles, and financial performanceDrive projects toward successful completion on schedule and within approved budgetsQuality & ComplianceMaintain Timberline Construction Group's reconstruction quality standards through active field oversight and inspectionsReview QC documentation, photos, reports, inspections, punch lists, and closeout requirementsEnsure reconstruction work complies with applicable building codes, local requirements, safety standards, and CDBG-DR program requirementsMaintain accurate documentation to support audits, program reviews, inspections, and regulatory complianceSubcontractor & Vendor LeadershipIdentify, manage, and evaluate subcontractors and vendors supporting residential reconstructionCoordinate subcontractor schedules based on reconstruction priorities and master schedulesResolve scope gaps, material shortages, constructability concerns, delays, and other field challengesHold trade partners accountable for schedule, quality, safety, documentation, and performance expectationsClient & Stakeholder CommunicationServe as a key operational contact for disaster-recovery program representatives, municipalities, clients, and internal leadershipProvide clear, consistent, and accurate reconstruction progress updatesBuild productive relationships with permitting authorities, inspectors, subcontractors, vendors, and project stakeholdersRepresent Timberline Construction Group's standards and performance expectations throughout the reconstruction processWhat We're Looking ForWe are looking for a residential reconstruction leader, not simply a general construction manager.The successful candidate must understand how to manage a large portfolio of residential reconstruction projects simultaneously and have demonstrated experience leading 20 or more active sites at one time.You should be equally comfortable walking a reconstruction site, reviewing a schedule, resolving a subcontractor issue, analyzing project costs, reviewing digital documentation, and presenting portfolio-level status updates to leadership.Required Experience5+ years of residential reconstruction experienceDirect experience with residential demolition and reconstruction is strongly requiredDemonstrated experience overseeing a portfolio of 20+ active residential reconstruction sites simultaneouslyProven success managing high-volume, multi-site residential reconstruction operationsStrong experience with estimating, scheduling, cost control, subcontractor management, and reconstruction sequencingExperience managing residential reconstruction projects through demolition, rebuilding, inspections, punch, closeout, and warrantyExperience working with municipalities, inspectors, permitting authorities, and regulated construction or disaster-recovery programsStrong knowledge of residential reconstruction methods, materials, building systems, and building codesAbility to read and interpret construction plans, specifications, scopes of work, schedules, and program requirementsStrong understanding of documentation and reporting requirements associated with large-scale reconstruction programsAbility to travel throughout North Carolina as project needs requireTechnology RequirementsThe right candidate must be tech-savvy and comfortable working in a highly digital project environment.Candidates should have:Strong proficiency with Microsoft 365, including Outlook, Excel, Teams, and related applicationsExperience using construction management or project-management softwareAbility to manage electronic schedules, project documentation, photos, reports, budgets, and site trackingStrong computer skills and the ability to quickly learn new software and systemsExperience using technology to manage multiple projects, communicate field progress, and maintain accurate portfolio-level reportingEducationBachelor 's degree in Construction Management or a related field is preferred; however, equivalent hands-on residential reconstruction and operational leadership experience will be strongly considered.You'll Be Successful
