Position Overview

We are looking for a hands-on Onsite Property Operations Manager to serve as our boots on the ground for commercial properties in Gulfport and Hattiesburg.

This is not a traditional administrative property management position. Lease preparation, tenant onboarding, rent collection, accounting, and property management software administration are handled by our corporate team.

Your responsibility is to make sure the properties themselves are operating well: they look good, vacant units are being shown, maintenance issues are verified and resolved, and contractors are completing quality work.

Key Responsibilities

• Complete daily property checklists and identify maintenance, cleanliness, safety, and appearance issues.
• Perform weekly walkthroughs of the properties and vacant units.
• Help lease vacant units by posting Facebook Marketplace ads, responding to local inquiries, and conducting property/unit showings.
• Communicate qualified prospects and leasing information to the corporate leasing team for processing.
• Physically inspect reported maintenance issues to confirm the problem and document what is needed.
• Verify completed maintenance work in person and with photos before work is considered complete.
• Obtain quotes from local vendors and contractors for repairs.
• Coordinate access and oversee vendors performing work at the properties.
• Monitor CapEx and improvement projects to ensure work is progressing properly and workmanship meets expectations.
• Regularly provide management with photos, videos, and updates on property conditions and ongoing projects.
• Take ownership of the overall physical condition and presentation of both properties.

What This Role Does NOT Handle

Our corporate team handles lease preparation and execution, tenant onboarding into our property management system, rent collection and delinquencies, accounting, renewals, and other administrative property management functions.

This allows the Onsite Property Operations Manager to focus primarily on the properties, prospects, maintenance, vendors, and physical operations.

Qualifications

• Experience in property operations, facilities, maintenance, construction, or a similar hands-on role preferred.
• Comfortable diagnosing basic property and maintenance issues.
• Ability to perform minor repairs and recognize when a licensed or specialized contractor is needed.
• Strong attention to detail and willingness to hold vendors accountable for quality work.
• Comfortable meeting prospects and showing commercial spaces.
• Able to work independently and take ownership of multiple properties.
• Comfortable using a smartphone for photos, videos, checklists, advertising, and communication.
• Reliable transportation and ability to regularly travel between Gulfport and Hattiesburg. xhyhwjd
• Valid driver's license required.
• Compensation: $40,000 annually
