To learn more, visit Job Description Summary This role oversees and performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities Assist and complete work orders generated from resident requests for service, diagnose defects, perform repairs in accordance with policies, procedures, safety standards, and code requirements. Oversee and complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, punch list creation, scheduling vendors, procuring supplies, completing maintenance tasks, and inspecting work. Develop standards for cleanliness and appearance of the community’s grounds, amenities, exterior, interiors, signage, and common areas to reflect Greystar standards. Periodically inspect the work of other service team members to assess policy effectiveness and develop corrective action plans. Periodically inspect work by contractors and vendors to verify quality and compliance with scope and specifications. Maintain adequate inventory of spare parts and maintenance materials; work with Community Manager to order supplies within budget. Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assist Community Manager in developing the budget for regular repair, maintenance, and capital projects. Support cost-cutting and expense control by repairing rather than replacing parts when appropriate and using tools and materials responsibly. Conduct regular safety meetings, ensure MSDS sheets are current, and stay up to date on OSHA and applicable safety laws to ensure community compliance. Demonstrate customer service skills, respond to questions from residents and team members, and address maintenance-related inquiries with professionalism and urgency. Qualifications High school diploma, GED, or related experience and training. Experience in property management maintenance or related field. Ability to provide own hand tools unless prohibited by state law; skilled in safe use and maintenance of hand tools, power tools, and related equipment. Ability to apply logical thinking to define and correct problems. Strong customer service and interpersonal communication skills to interact with residents, team members, and other contacts. Ability to read, write, and communicate effectively; ability to serve as first point of contact for internal team members and visitors. Proficiency in internet, word processing, spreadsheet, and database programs; experience with property management systems preferred. Mathematical skills to handle basic financial, administrative, and legal documents. Specialized Skills EPA certifications Type I and II or Universal if the position requires working on sealed HVAC systems. All certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. Travel / Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Lift or move weights up to 25 pounds independently and 50 pounds with assistance. Occasional local travel for meetings, training, or other responsibilities. Flexible schedule, including availability for on-call during evenings, weekends, and holidays. Compensation & Benefits Hourly range: $35.00 – $37.00 Additional Compensation : Many factors determine pay within the posted range, including business requirements, prior experience, current skills, and location. Corporate positions: Eligible for quarterly or annual bonus programs based on individual and company performance. Onsite property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
