Maintenance Supervisor- Meridian Pointe

Job Summary This role oversees and performs technical and mechanical work that ensures buildings, ground, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. Responsibilities Assist and complete work orders from resident requests and routine upkeep by diagnosing defects, performing repairs per policies, procedures, safety standards, and code requirements. Oversee and complete the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list, vendor scheduling, material procurement, maintenance tasks, and final inspection. Develop and enforce standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, parking, and other common areas. Periodically inspect work performed by service team members, contractors, and vendors to assess effectiveness and verify quality, scope, and specifications. Maintain adequate inventory of spare parts and maintenance materials; coordinate with the Community Manager to order supplies and tools within budget. Complete monthly preventative maintenance per the Policy and Procedure Manual. Assist the Community Manager in budgeting for regular repairs, maintenance, and capital projects. Support cost‑cutting and expense control by repairing rather than replacing parts and using tools and supplies efficiently. Conduct scheduled safety meetings, keep MSDS sheets current, and maintain compliance with OSHA and related laws. Provide customer service by treating residents and others with respect, answering questions, and responding to complaints with efficiency and urgency. Qualifications High school diploma, GED, or equivalent experience and training. Experience in property management maintenance, building maintenance, or a related trade. Must provide own hand tools unless prohibited by state law and be skilled in their safe use and maintenance. Logical thinking skills to define and correct problems. Proficient customer service and interpersonal communication skills to interact with residents, clients, team members, and business contacts. Strong written communication skills for representing company management and handling department policies. Proficiency in internet use, word processing, spreadsheets, and database programs; property management system experience preferred. Mathematical skills for processing financial, administrative, and legal documents. Specialized Skills EPA Certifications TypeI andII or Universal for sealed HVAC work. Certified Pool Operator (CPO). Required state and local certifications. Valid driver’s license for golf cart operation if applicable. Travel & Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas as required. Work inside and outside in all weather conditions. Support lifting and carrying weights up to 25lb independently and 50lb with assistance. Local routine travel for meetings, training, or other duties. Flexible schedule, including possible “call” evenings, weekends, and holidays. Compensation & Benefits Hourly range: $35.00–$38.00. Eligible for quarterly or annual bonus programs (corporate positions) or weekly/monthly/quarterly bonus programs (onsite positions).
