TX Residential Examiner

The title examiner has the responsibility of producing accurate and professional title commitments, maintaining a high level of production, assessing risk and liabilities in accordance with policy provisions, and carrying out a multitude of other title related activities efficiently and with precision, including working with customers on revision, curative and update requests.

Essential functions include performing title searches, verifying, reviewing and compiling information including but not limited to, geographic information, property surveys and legal description, title orders, customer information, ownership histories, physical address, etc. which involves the return of a set of documents reflecting the history of a property. The role also involves examining title orders within company guidelines to determine the conditions of the title and insurability by considering the effect of documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, divorces, probates and other matters of record.

Additionally, the title examiner must research respective title plant software, analyze and evaluate pertinent documents for determination of ownership, appraisal roles, maps, legal descriptions, and any conjunction to title. Proficiency in utilizing computer software and systems sufficient to manage spreadsheets, documents and search engines is required. The role also involves preparing an accurate and compressive title commitment in accordance with company's examining and policy procedures, providing title examination review of products and services performed by title production partners, and monitoring errors committed by vendor partners and examiners and recommending corrective action.

The title examiner must explain chain of title, exceptions, and requirements to customers and managers. They must recognize title defects and formulate curative solutions, review surveys prepared on properties when applicable, maintain proper production levels and delivery standards on a daily basis, and work closely with the customer's timelines, and assist with answering questions.

The role requires the ability to operate in an environment with tight deadlines and strict standards. The title examiner must recommend and advise management on process improvement and impact of change and lead initiatives to improve processes and service/products. They must work closely with other members of title team and vendor partners to accomplish department duties and goals, answer all emails and phone calls from customers in a timely manner, and perform other duties assigned by manager.

Education, formal training, and experience requirements include a minimum of 5 years of previous title examination experience, knowledge of Texas title examination laws and regulations, knowledge of Texas Title Plant Solutions available, strong English language and communication skills, and a high school diploma; college experience is a plus.

Reasoning ability includes the ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Physical demands include the ability to talk or hear, sit, stand, walk, use hands to type, handle, or feel, reach with hands and arms, stoop, crawl, lift and/or move up to 25 pounds, and specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and ability to adjust focus.
